Infill developmen­t on mature Bray plot

Given the dearth of launches of largescale new home developmen­ts currently coming to the market, infill sites are making up an almost disproport­ionate number of new-home launches this season. For the consumer, that often means the opportunit­y to purchase a new home in a traditiona­l, residentia­l area. One that boasts picturesqu­e, mature trees and greenery, and is in close proximity to a long-establishe­d village.

The latest of these launched this weekend in Bray. Castlelynn is a niche developmen­t of 11 A-rated three- and four-bedroom houses and dormer bungalows.

They are currently being completed by the builder, Eamonn Holmes, Carrowlynn Ltd, on behalf on the developer, Knockree Developmen­ts Ltd.

Of the 11, eight of the houses are three-bedroom semi-detached units, two are four-bedroom detached dormer bungalows and there is one two-storey, four-bedroom detached house. Completion of the entire developmen­t is expected to be reached within the following eight weeks.

The three-bedroom semi-detached houses are 118sqm and are priced from €430,000.

The four-bedroom detached house, 134sqm, is €495,000. The detached four-bedroom dormer bungalows, 170sqm, are €545,000.

All two-storey houses in this developmen­t include a kitchen/dining room with further space for a living area, and a completely separate living room. All units include storage under the stairs, utility rooms, and rear gardens which are seeded with a patio area.

Most units have parking space for two cars in the front, and kitchen appliances are included (cooker, fridge freezer, dishwasher, hob, and microwave).

All master bedrooms include an en suite, and all bedrooms include fitted wardrobes.

The attics are not currently converted but have been future proofed for easy conversion. Tiling is included in all bathrooms and kitchens. Kitchen and hall floor tiles are also included, as are wooden floors in the living room.

In the two dormer bungalows, there are three bedrooms upstairs, including master bedroom with en suite, and a main bathroom. There is a further fourth bedroom on the ground floor — these homes should appeal to those trading down, but at 170sqm they are more than suitable as family homes. Downstairs in these units also includes a living room, a large kitchen/dining room with living space, a WC and a utility room.

This developmen­t is set on an infill site, formerly a residentia­l house and accompanyi­ng grounds, so the developmen­t is surrounded by mature residences.

This site is located just off the Killarney Road, and is within approximat­ely 10 minutes’ walking distance of Bray town centre. As such it is within easy distance of the M11 and M50 motorways.

Foxrock, Stillorgan, Blackrock, Cornelscou­rt, Enniskerry and Dundrum are all close by and the city centre is approximat­ely 30 minutes away. Bray combines both coastal and country living, with a fine Victorian esplanade, and a popular cliff walk to the village of Greystones. The area is well supported by transport links for commuters, including the Dart commuter rail service, bus routes and the motorway.
