Key strategic investments in Dublin’s industrial heartland
AGENTS Savills are guiding a price of €1.5m for a 1,794 sq m (19,311 sq ft) office and industrial premises located at the main entrance to Blanchardstown Corporate Park in Dublin 15.
The semi-detached facility comprises 833 sq m (8,966 sq ft) of modern office space with open three-quarter plan and cellular configurations. The warehouse extends to 961 sq m (10,344 sq ft), with an eaves height of approximately 6.1m. Loading access is provided via one dock leveller and one full height up-and-over roller shutter door.
With good quality industrial stock currently in short supply, Savills say the property represents an excellent opportunity for occupiers to secure a headquarter building situated within a modern and well managed corporate park environment.
Blanchardstown Corporate Park is close to major links including the M50, M2 and M3 motorways. Occupiers in the locality include Wincanton, JAVA Republic, Symantec, IBM, UTi and Data Electronics. The Blanchardstown Institute of Technology is minutes away.
Elsewhere in the capital, Savills are offering a 58 acre (23.5 hectare) strategic land bank next to the IDA’s Grange Castle Business Park for sale by private treaty. With land selling for between €200,000 and €300,000 per acre in the locality and South Dublin County Council offering sites for €400,000 per acre nearby, the site on the Adamstown Road is expected to attract strong interest.
The outer ring road which connects the N4, N7 and N81 routes is just 6km from the subject lands with the N4 and N7 routes within 2.5km and 5km respectively. The site is within 7km of Junction 7 (N4) on the M50 motorway while Junction 9 (N7) is less than 10km away.
Approximately 19 hectares (47 acres) of the lands are zoned under objective EE in the current South Dublin County Council Development Plan “to provide for enterprise and employment related uses”. The remaining lands are zoned under objective RU which is “to protect and improve rural amenity and to provide for the development of agriculture.”
The subject lands adjoin Grange Castle Business Park, one of Ireland’s premier business park destinations which has been developed by South Dublin County Council in conjunction with IDA Ireland and is home to multinationals including Takeda, Grifols Pharma, Pfizer, Microsoft and Aryzta Foods.
In addition, Kilcarberry Business Park and Profile Park on the Nangor Road are within close proximity of the subject lands and include occupiers such as BWG Foods, Google and Digital Realty Trust, among others.
Gavin Butler of Savills says: “The sale represents a one-off opportunity to acquire a significant land bank in one of Dublin’s fastest growing commercial districts.”
