Curraghduff Farm is a postcard-pretty cottage on over 41 acres of hillside farmland in a scenic setting with views over Lough Corrib and Mount Gable. The area is commonly known as Glann. The house has been renovated, and has 84sqm of living space, with a sitting room, kitchen/dining room, utility, three double bedrooms, shower room and guest lavatory.

The living room, kitchen/dining room and two of the bedrooms have views of the lough, known for stocks of wild brown trout that attract anglers from all over the world. The property has a solid fuel central heating system that works off the Stanley range in the kitchen, as well as four storage heaters. The cottage is south-facing which maximises the amount of natural sunlight in the house, and the kitchen is fitted with a filtration system for drinking water.

The farm is approached via a long driveway through stands of mature gardens and trees, and the grounds have an equestrian arena, stabling, hay shed and a large workshop. The land is laid out in separate plots which amount to a total land area of 24.85 acres of well-fenced land, as well as two half shares to commonage land that total 133.44 acres, which equates to 16.72 acres. The land includes some river frontage.

Curraghduff is located 9.6km from the village of Oughterard, known as the gateway to Connemara, with a good range of shops, pubs and hotels catering for visitors who come for the walking, boating and other leisure activities in the area. The 18-hole Oughterard golf course is set in natural parkland and there are six other golf courses within an hour’s drive.
