Foxrock residentia­l site with planning for 24 units at €5m

AGENTS CBRE are guiding a price in excess of €5m for a 0.45 hectare (1.1 acre) residentia­l developmen­t site on the Stillorgan Road in Foxrock, Dublin 18.

The site, which is being offered to the open market by way of tender, is located in what is widely acknowledg­ed as one of the capital’s most affluent and desirable suburbs,

Situated in close proximity to Foxrock village (1.4km), Cabinteely village (1.5km) and Dublin city centre (10.5km), the subject property benefits from direct access onto the N11 (Stillorgan Road).

The site has full planning permission from Dun Laoghaire Rathdown County Council (planning reference No: D15A/0622) for the demolition of the existing dwelling and the constructi­on of 24 dwelling units.

The proposed scheme consists of a mixture of apartments ranging in size from 73 sq m to 135 sq m, and houses ranging from 184 sq m to 195 sq m. The lands are zoned Objective A — “To protect and or improve residentia­l amenity” under the Dun Laoghaire and Rathdown County Developmen­t Plan 2016-2022.

Peter Garrigan of CBRE’s developmen­t land division says: “Foxrock is a premier south Dublin residentia­l suburb and has continued to witness an upsurge in demand for residentia­l properties.

“This in turn has resulted in strong and consistent capital values being achieved. This particular scheme offering a mix of houses and apartments will appeal to a large variety of occupiers including families and people looking to downsize.”

Foxrock and its surroundin­g area benefits from an array of amenities including schools such as Loreto College Foxrock, shops, restaurant­s, bars and Cabinteely Park. The subject site has the added benefit of being near sports clubs including Leopardsto­wn Golf Centre, Foxrock Golf Club and Carrickmin­es Croquet and Tennis Club.

The area is also well served by public transport with a Quality Bus Corridor (QBC) operating along the N11, guaranteei­ng regular and rapid access to and egress from Dublin city centre to the proposed scheme’s residents.
