Kildare site with full planning for 63 homes

- Ronald Quinlan

A SIGNIFICANT residential development opportunity in Kilcock Town, Co Kildare, has been brought to market by agents Knight Frank.

Situated on Church Street and adjoining the Royal Canal, the site extends to approximately 5.23 acres (2.12 hectares).

The property benefits from 48 metres of frontage onto Church Street and 175 metres of frontage to the Royal Canal respectively. All buildings on the site have been cleared.

On July 5, 2016, Kildare County Council granted planning permission (Ref. 15/463) for the construction of 45 houses and 18 apartments on the lands. The permission specifically allows for the construction of seven four-bed detached houses, 20 fourbed semi-detached houses, 18 three-bed semi-detached houses, six 1-bed apartments, and 12 two-bed apartments.

In terms of its accessibility, the site is within a five-minute walk of Kilcock train station, allowing for a short commute to Dublin, with some services reaching the capital in as little as 34 minutes. Furthermore, Exit 8 on the M4 motorway is located within 1.5km providing easy access to the wider motorway network.

The site is adjacent to a number of educational institutions, namely Scoil Dara Secondary School, which is located opposite the site on Church Street while Scoil Choca Naofa and St Joseph’s Boys National School are also within walking distance.

The surrounding area also offers a wealth of recreational amenities with the K-Club within 15km and Carton House within 10km respectively.

Finín O’Driscoll of Knight Frank says: “This is an opportunity for a developer to secure a ready-to-go residential site under an advantageous structure which will allow for attractive cash flows and quick delivery of units. Given the dearth of such sites within a short commuting time to Dublin, we expect strong interest.”

The site is being sold by way of a licence agreement on behalf of the Nama-appointed receiver Grant Thornton (statutory receiver of Waterside Kilcock Property Co). A full suite of documents is available from the dataroom at www. church-street-kilcock.com
