Due to the snow storm last week, the launch of BRIGHTON WOOD, a new developmen­t in Foxrock Village, has been postponed to next weekend. The new Castlethor­n Developmen­t on Brighton Road will, on completion, be a 100-unit project, consisting of 85 two, three, four and five-bedroom terraced, semi-detached and detached units, as well as 15 apartments, mainly two-beds, with one three-bed penthouse (all available for sale at a later stage). The site is 600m from Foxrock Village, meaning that amenities are within easy walking distance.

As is typical of homes at the higher end of the market, these properties feature particular­ly spacious hallways and generous reception rooms, as well as bespoke SieMatic kitchens with integrated Miele appliances, and generous storage.

The houses are a mixture of two and threestore­y layouts, with reception rooms to the front — two in the case of the Elder, a detached unit that is double fronted — and a kitchen/ dining room overlookin­g the rear garden.

All houses include a utility room fitted with units, a tiled ground floor WC and underfloor storage. Rear gardens are seeded and all include a paved patio area.

This phase brings a mixture of three and five-bedroom units to the market. There are three styles of three-bed house, a mixture of mid and end-of-terrace as well as semidetach­ed. They vary in size from 112sqm to 124sqm, and are priced from €715,000.

There are again three styles of five-bed unit available. The Fern, set over three levels, is semi-detached, c183sqm, priced from €1m. The Willow is a detached unit set over three floors, c201sqm, priced from €1.25m. The Elder, also detached, is laid out over two storeys, c243sqm, and priced from €1.5m.

This launch is firmly aimed at the upper echelons of the new homes market. “Really anything over half a million was about 20pc of what we transacted last year,” says Ivan Gaine, head of new homes for Sherry FitzGerald. “So it’s a fifth of the market, predominan­tly made up of people trading up or trading down, where you see a lot more cash buyers. It is probable that one in five new homes would be at these kinds of price points, and they are always by their nature in these kinds of core villages and suburbs such as Foxrock.”

The three-bed houses appeal to the downsizer, says Gaine. “Looking at Foxrock and its environs, you’ll have people definitely from within the immediate area trading out of very large houses, moving to a three-bed or even four-bed house, which in the normal course of events doesn’t sound like a trade down. But I suppose it’s relative to where they’re coming from. So definitely, we’ve a very strong local following.”

A small number of units were released to the waiting list in December 2017, which resulted in approximat­ely 17 sales. Predominan­tly, this was to buyers who were trading down, but there were a number of first-time buyers (FTBs).

Foxrock sits with Clontarf, Castleknoc­k, Malahide and a few other suburbs as one of those areas noted for FTBs aided by the bank of Mum and Dad, purchasing well above the typical FTB bracket. Dublin 18 is also an area that inspires loyalty on the part of its inhabitant­s. Nearby Carrickmin­es, for example, sees a lot of buyers who grew up in Foxrock but can’t afford to purchase there. Brambledow­n, in Carrickmin­es, is another new homes developmen­t under the auspices of Sherry FitzGerald in Dublin 18, as is Belarmine in Stepaside.
