Somerton is a large new homes scheme on the Newcastle Road, Lucan, by developers Castlethor­n, whose second phase launches this weekend. The previous phase launched before Christmas from plans. Located close to Finnstown House and within minutes of Lucan village, this is a large scheme of three-, four- and five-bedroom homes, terraced, semi-detached and detached. Prices for three-bedrooms start from €325,000, from approximat­ely 115sqm; from €430,000 for four-bed semi-detached, from approximat­ely 140sqm; from €460,00 for four-bed detached, from approximat­ely 142sqm; and from €590,000 from five-bed detached, from approximat­ely 187sqm. Kitchens are by Mountlodge Furniture, with three colour options. There are fitted wardrobes in bedrooms. The five-bed homes come with the option to extend and an additional study. Roughly 45 homes launched yesterday with a show village exhibiting an example of each of the six house styles.

Broadmeado­w Vale is a new developmen­t of two-, three-, four- and five-bedroom houses close to Ratoath village. Phase one launched yesterday, consisting of 33 houses including two showhouses. In total, this developmen­t will comprise of 126 units, a mixture of detached, semi-detached and terraced units. The three-bed units come with front living rooms leading through double doors to open-plan kitchens overlookin­g rear gardens. The four-bed semi-detached units, 134sqm, all come with utility rooms. Apart from the five-bed house types, all are two-storey styles, some with the possibilit­y of an attic conversion. Three-bed terraced units from 110sqm are priced from €300,000 for mid-terrace and from €310,000 for end-of-terrace. Three-bed semi-detached units from 115sqm are priced from €325,000. Four-bed semi-detached units, from 134sqm, are priced from €385,000. Five-bed detached units over three storeys from 208sqm are priced from €495,000.

A new phase of 10 two-bed apartments at Ardilea Crescent in Clonskeagh, Dublin 14, comes to the market today, with a showhouse available for view. Nineteen houses have already been launched and sold on this developmen­t by Galway builders O’Malley Constructi­on, who have built almost 10,000 residentia­l homes. Set on landscaped grounds which feature mature greenery, this is a five-acre site in total. The apartments are sized from 87-89sqm, and priced from €495,000.
