Here are just a few useful tips on selling your property:

Make contact with your solicitor once the property is advertised for sale so that the title deeds can be taken up from the mortgage bank and checked.

If you bought the house before 2009 and are now selling, then certificat­es and receipts regarding property taxes will not be with your deeds. You should ensure that your Local Property Tax is paid up to date and a receipt is furnished to your solicitor.

An applicatio­n should also be made at this stage to the council for a Certificat­e of Exemption or Discharge from Non Principal Private Residence Tax

Have your solicitor check the land registry maps to see if there are any obvious boundary issues. If there are, have them rectified now rather than when contracts issue.

If you are purchasing a property, Jacquelyn finds that one of the main factors for delaying closing of the sale is your mortgage. Ensure that you keep in touch on a regular basis with your bank branch checking that all documents are signed and furnished to them well before the closing date on the contract.
