More than a third of buyers aged between 25 and 45 are making proximity to a school their chief target when purchasing a house, a trend arising from the ever increasing pressure in obtaining school places.
Known as ‘ catchment premiums’, the value of homes near schools in Dublin are now fetching increases in value of 12 percent because parents want easy access to schools.
Mark Stafford of DNG said: “Across our branches we estimate school catchment is in the top two priorities for purchase in about 60pc of cases in the 25 to 45 age group. We would think schools take top precedent in over a third of cases, ahead of location.”
The trend is said to be particularly acute in ‘younger’ locations where new homes are coming on stream. Carole Ross of Sherry FitzGerald’s said schools in around 40 percent of cases in her experience have become a major concern for people moving home who want to get the right catchment area.
With the current strong appetite for housing construction in Kerry expected to gather pace in the coming years, it’s likely that local schools here will also face similar pressures of rising populations and developments. Currently, the term ‘ close to all amenities’ is a well-used one in most properties on the market.
But whether or not the proximity of schools in Kerry will become a standalone concern for buyers - to such an extent it has a knockon effect on prices – remains uncertain for now. Rising populations inevitably leads to a demand for housing construction which, in turn, places demands on the supply of local services.
