Another hike in three-bed semi according to latest REA Q1 survey

THE average three-bed semi in the county rose by 1.9 percent to €216,500 between March and June according to a national survey carried out by Real Estate Alliance, which was released last month. The REA Average House Price Survey also shows that prices in Kerry rose by 4.8 percent in the last 12 months.

The survey concentrates on the actual sale price of Ireland’s typical stock home - the three-bed semi - giving an up-to-date picture of the second hand property market in towns and cities countrywide up to June 22.

“There are no new housing developments coming onstream, so there is big demand coupled with lack of supply,” said Eddie Barrett of REA North’s Tralee where the average three-bed semi is selling for €158,000.

Donal Culloty of REA Coyne and Culloty in Killarney said good properties will move quickly and the average price is now €275,000.

“Supply is improving with some new developments coming on-stream and there are a number of bidders for every property,” said Mr Culloty.

The survey also finds that the average time required to sell a three-bed semi in Killarney has increased from 6 to 8 weeks in the first quarter of 2018.

Nationally, the average semi-detached house costs €232,441 – a rise of 1.5 percent on the Q1 2018 figure of €229,111.
