Another hike in three-bed semi according to latest REA Q1 survey

THE average three-bed semi in the county rose by 1.9 percent to €216,500 between March and June according to a national survey carried out by Real Estate Alliance, which was released last month. The REA Average House Price Survey also shows that prices in Kerry rose by 4.8 percent in the last 12 months.

The survey concentrat­es on the actual sale price of Ireland’s typical stock home - the three-bed semi - giving an up-to-date picture of the second hand property market in towns and cities countrywid­e up to June 22.

“There are no new housing developmen­ts coming onstream, so there is big demand coupled with lack of supply,” said Eddie Barrett of REA North’s Tralee where the average three-bed semi is selling for €158,000.

Donal Culloty of REA Coyne and Culloty in Killarney said good properties will move quickly and the average price is now €275,000.

“Supply is improving with some new developmen­ts coming on-stream and there are a number of bidders for every property,” said Mr Culloty.

The survey also finds that the average time required to sell a three-bed semi in Killarney has increased from 6 to 8 weeks in the first quarter of 2018.

Nationally, the average semi-detached house costs €232,441 – a rise of 1.5 percent on the Q1 2018 figure of €229,111.

Overall, the REA Average House Price Survey found that the average house price across the country rose by 8 percent over the past 12 months, indicating that the market is continuing to steady after an 11.3 percent overall rise in 2017. ensuite) located in a cul de sac setting off the Ring of Kerry Road.
