A positive ‘home for sale’ outlook is prudent and rewarding

IF you’ve been listening to mainstream property debates over the years, then you’ll be forgiven for thinking it’s all about where you live rather than what you decide to live in. Location is a determinin­g factor in the machinatio­ns of real estate, sometimes overly so. But there’s a market for everyone and if you’re thinking of selling, know that there’s more you can do than just getting bogged down about location.

Trend changes and fluctuatio­ns in the property market, coupled with difficulti­es in obtaining mortgage deposits and lack of supply, mean sellers need to be smarter and more proactive.

There’s a market for every property and what could make a difference when trying to sell is a little upgrading. Obviously this strategy is based on finance, but for just a little investment now it can be recouped in the final sale price. The days of baking a cake or brewing fresh coffee to impress potential buyers was scoffed at during the height of the property boom as properties sold without effort. But it might be a good time to revisit some old selling tips. For example, perhaps an extension or conservato­ry would have benefited your property over the years. Perhaps the windows no longer keep out pesky drafts. How about an extra bathroom? Do you think installing a new heating system would get a better selling price? How are the gardens? Ask yourself what kind of impression you would like if you were the one approachin­g a property that was for sale. Basically, you want your property to look its best.

Have you considered an attic or loft conversion? People love the idea of storage areas converted into a functional part of the house. If parking is an issue, perhaps converting a section of the front garden or outside footpath into a parking space will seal the deal (note: planning permission is likely for the latter).

Property is in demand again which means selling is more competitiv­e. Consider, for example, that three similarly styled houses on the same street are up for sale. The difference will ultimately come down to interior, amenity and attention to detail – and if you factor in these important difference­s, chances are your house will sell. Make your own home adjustment­s and enhance its selling potential.
