Simple steps when applying for planning permission
APPLYING for planning permission to build a house can be a frustrating process if you don’t plan properly. Being at this early stage of a project means there is still a lot more work to be considered. This is why getting the planning permission stage right from the start is key. Below is some simple local authority tips to familiarise yourself with prior to a building project that requires planning permission.
1. Application Form:
All questions answered and a signed application submitted, one original and one copy.
2. Planning Application Fee:
List of planning fees available.
3. Newspaper Notice in approved newspaper Local and national newspapers. NOTE: one entire page of newspaper and one photocopy of entire page must be submitted with your application.
4. Site Notice in approved format.
Site notice to be left on site for a period of five weeks from the date the planning application was submitted. Copies available, one original and one copy.
5. Site Location Map:
Scale of 1:1000 built up area and 1:2500 in all other. Six copies required.
6. Site Layout Plan:
Scale of 1:500. Six copies required.
7. Floor Plans, Elevations and Sections: Scale not less than 1:200 or other scale as agreed with the planning authority prior to submission. Six copies required.
8. Disposal of Surface Water:
For development adjacent to an existing public road. Drawing to scale of the proposals with other appropriate details such as pipe sizes, gradients, outfall points, gulley locations etc.
9. Site Assessment/Percolation/Water Table Test: Required for a site with a septic tank or wastewater treatment unit. A complete site assessment completed in accordance with the E.P.A. Code of Practice (2009).
