Property selling well as customers for all prices

‘ THERE is a customer for everything, at all price ranges,” says auctioner Roger McCarrick.

The Tubbercurr­y based auctioneer sells property across County Sligo and beyond and says that this Autumn has been a ‘ lively’ season as far as house selling is concerened. REA McCarrick & Sons have a number of prime properties on their books

Firm principal Roger says: “The local economy of County Sligo sales reflects the national picture, with good properties in highly populated areas attracting a premium, while houses in smaller county towns and villages are still at relatively low prices.”

“Standard 3 bedroomed semi- detached houses in towns like Tubbercurr­y or Ballymote are selling on average in the € 70k - € 80k range, while similar sized good quality houses in Sligo town can achieve at least 50% more.”

He adds: “First time buyers are now in the market again as Banks gradually start lending, but they are now competing against Investors and cash buyers who see housing as a good long term investment again when bank interest rates for deposits are almost zero.

“The lack of house building is limiting the availabili­ty of supply, and lack of supply puts upward pressure on prices.”

REA McCarrick & Sons reports good demand for all house types, ranging from starter 2 and 3 bedroomed houses up to large detached family homes.

Some of the highlights on their books at present include a family home near Strandhill.

Roger explains: “We have a property at Carrowmore, Strandhill which is located near the megalithic tombs. It’s a beautiful 4 bedroomed detached stone faced house on a large landscaped site. This is an ideal family home for those looking to upgrade to accommodat­e children.

Located within a couple of miles of Sligo Town and Strandhill village, viewings have just commenced and should attract a lot of interest.” The price guide for this stunning home start at around € 300k.

Also in Sligo at Hanley Terrace, Maugherabo­y, is a large terraced house in need of extensive renovation.

Roger says: “This is an ideal fixer upper project and would make an excellent family home for those seeking in town accommodat­ion, or alternativ­ely could be suitable for letting.” The price guide for this town house is in the region of € 79,000.

In Coolaney village, REA McCarrick has a 3 bedroomed semi- detached home at Radharc Na hAbhainn.

“This has just come to the market with a price guide of € 69,000.

“It’s in need of a little upgrading, but it is ideal for Investment of first time buyer purposes,” says Roger. He concludes that all properties are selling quickly now when priced realistica­lly, and he predicts that it looks as if prices will gradually keep creeping upwards.

“Prices are still well below the cost of building, and until they level out, building will not re- commence and supply levels will continue to stay low” says Mr McCarrick.
