AT 450 square feet, this has to be one of the small­est ‘twoups, two-downs’ for sale in Wex­ford, and it’s priced at ‘only’ €100,000.

It has two bed­rooms up­stairs and two rooms down­stairs, one with a stove and a sink, but no bath­room.

The cot­tage at Crosstown - de­scribed as a project that needs work - is on the books of auc­tion­eer John Kear­ney, who says the two-up, two-down and the site it sits on pro­vides ‘a tremen­dous op­por­tu­nity for some­one with vi­sion to end up with a won­der­ful house in one of Wex­ford’s most pop­u­lar ar­eas’.

‘This is proven by the qual­ity of the lux­ury houses that are be­ing built all around this site and now fur­ther enhanced by the fact that you can get easily con­nected to the mains sew­er­age sys­tem,’ says the auc­tion­eer.

‘Cur­rently a lov­ingly ren­o­vated two up, two down cot­tage on a sixth of an acre just re­quir­ing the ad­di­tion of a bath­room, the po­ten­tial is way, way more, sub­ject of course to plan­ning per­mis­sion.’
