Avoca River Business Park on market with €10m price tag

A south Wicklow business park has come to the market with a €10 million price tag.

Avoca River Business Park, located 5km outside Arklow, is for sale by private treaty through Savills Dublin.

The 200 acre site is approximat­ely 41 hectares (102 acres) of zoned land of which approximta­ely 28 hectares (69 acres) has been developed and includes approximat­ely 26,000 sq. m. of warehouse and office accommodat­ion.

In the region of 53 hectares (131 acres) of undevelope­d land is also included at the park, of which 13 hectares (33 acres) is zoned.

The park has the benefit of a number of strategic pieces of infrastruc­ture including a natural gas supply line, mains water and a high voltage direct 110kv connection to the national grid with a site owned substation/ transforme­rs. The T50 fibre route network runs along the main Dublin/Wexford rail line which adjoins the site and the Avoca River runs through the property with an average daily flow of 100 million litres.

The lands also have the benefit of a private canal and a private duct extending into the Irish Sea at Arklow Harbour.

In addition, planning permission is in place on a 4.25 hectare (10.5 acre) portion of the site for a simple cycle gas turbine peaking power station which is valid until March 2019.

According to Gavin Butler of the sole selling agents, Savills, this is an ideal site for investors in a variety of sectors.
