Pu­tra Ni­lai: In­vest­ment and liv­ing op­por­tu­nity

PU­TRA Ni­lai in Ne­gri Sem­bi­lan is a 2,522.4ha in­te­grated and ma­ture de­vel­op­ment that is part of the Greater Klang Val­ley ex­ten­sion and Malaysia Vi­sion Val­ley (MVV) un­der the 11th Malaysia Plan.

As part of MVV, Pu­tra Ni­lai will ben­e­fit from some RM400 bil­lion of in­vest­ments ex­pected to flow into the de­vel­op­ment over the next 30 years.

It is strate­gi­cally in­ter­con­nected and ac­ces­si­ble from other ma­jor town­ships via in­te­grated high­ways such as North-South High­way, Elite High­way, Ni­lai-KLIA Ex­press­way and rail links (Ko­muter and Ex­press Rail Link) .

Pri­mar­ily de­vel­oped by Pu­tra Ni­lai De­vel­op­ment Sdn Bhd (a mem­ber of Ni­lai Re­sources Group), Pu­tra Ni­lai is only 15 min­utes’ drive from Serem­ban and less than 15 min­utes from the Kuala Lumpur In­ter­na­tional Air­port, in Sepang.

Putrajaya, the gov­ern­ment’s ad­min­is­tra­tive cen­tre, and Cyberjaya, Malaysia’s first in­tel­li­gent city and nu­cleus for lo­cal in­for­ma­tion tech­nol­ogy de­vel­op­ment, are both 20 min­utes’ drive from the town­ship. Port Klang, mean­while, is a 45-minute drive away while of Kuala Lumpur can be reached in half an hour.

Pu­tra Ni­lai’s ex­cel­lent ac­ces­si­bil­ity, and com­fort­able, con­ve­nience, tran­quil and safe en­vi­ron­ment makes it an ideal lo­ca­tion for busi­ness, recre­ation, liv­ing and ed­u­ca­tion.

For­eign in­vestors are aware of the plans by the gov­ern­ment, es­pe­cially the MVV, and have been keen to in­vest in Ni­lai. This is proven by the in­vest­ment made by AEON Co (M) Bhd, which will build one of the big­gest AEON malls in Malaysia with to­tal let­table area of 1.2 mil­lion sq ft on 9.89ha. The mall is ex­pected to com­plete by the fourth quar­ter of next year and will com­ple­ment the ex­ist­ing Gi­ant and Tesco hy­per­mar­kets.

A group from China is also de­vel­op­ing a large whole­sale re­tail project on a 20.2ha site in Pu­tra Ni­lai.

For­eign­ers are also look­ing for res­i­den­tial units in Pu­tra Ni­lai as their sec­ond or va­ca­tion homes. In Ne­gri Sem­bi­lan, for­eign­ers are el­i­gi­ble to pur­chase prop­er­ties worth RM1 mil­lion and above.

To­day, Pu­tra Ni­lai has an es­ti­mated 150,000 res­i­dents and the num­ber is grow­ing. The town­ship fea­tures di­verse prop­erty com­po­si­tions rang­ing from af­ford­able apart­ments and ter­raced houses to ex­clu­sive bun­ga­lows.

AF­FORD­ABLE PROP­ERTY

Prices of sec­ondary trans­ac­tions have also been in­creas­ing in the past five years. More than 70 per cent of the buy­ers are from out­side of the Pu­tra Ni­lai area.

De­mand for prop­er­ties in Pu­tra Ni­lai is still hold­ing de­spite the slow­down in the econ­omy.

Since Bank Ne­gara Malaysia’s im­ple­men­ta­tion of stricter fi­nanc­ing guide­lines, it has in­evitably be­come a chal­lenge for home buy­ers, par­tic­u­larly first-time pur­chasers, to se­cure loans as banks are more cau­tious about house­hold lend­ing.
