Putra Nilai: Investment and living opportunity

-

PUTRA Nilai in Negri Sembilan is a 2,522.4ha integrated and mature development that is part of the Greater Klang Valley extension and Malaysia Vision Valley (MVV) under the 11th Malaysia Plan.

As part of MVV, Putra Nilai will benefit from some RM400 billion of investments expected to flow into the development over the next 30 years.

It is strategically interconnected and accessible from other major townships via integrated highways such as North-South Highway, Elite Highway, Nilai-KLIA Expressway and rail links (Komuter and Express Rail Link) .

Primarily developed by Putra Nilai Development Sdn Bhd (a member of Nilai Resources Group), Putra Nilai is only 15 minutes’ drive from Seremban and less than 15 minutes from the Kuala Lumpur International Airport, in Sepang.

Putrajaya, the government’s administrative centre, and Cyberjaya, Malaysia’s first intelligent city and nucleus for local information technology development, are both 20 minutes’ drive from the township. Port Klang, meanwhile, is a 45-minute drive away while of Kuala Lumpur can be reached in half an hour.

Putra Nilai’s excellent accessibility, and comfortable, convenience, tranquil and safe environment makes it an ideal location for business, recreation, living and education.

Foreign investors are aware of the plans by the government, especially the MVV, and have been keen to invest in Nilai. This is proven by the investment made by AEON Co (M) Bhd, which will build one of the biggest AEON malls in Malaysia with total lettable area of 1.2 million sq ft on 9.89ha. The mall is expected to complete by the fourth quarter of next year and will complement the existing Giant and Tesco hypermarkets.

A group from China is also developing a large wholesale retail project on a 20.2ha site in Putra Nilai.

Foreigners are also looking for residential units in Putra Nilai as their second or vacation homes. In Negri Sembilan, foreigners are eligible to purchase properties worth RM1 million and above.

Today, Putra Nilai has an estimated 150,000 residents and the number is growing. The township features diverse property compositions ranging from affordable apartments and terraced houses to exclusive bungalows.

It also enjoys great infrastructure, highly developed transport links and modern telecommunications facilities, making it a sought-after development by seasoned investors and entrepreneurs.

EDUCATION HUB

A key aspect of Putra Nilai’s growth is Nilai’s status as an education hub.

Four renowned international universities have set up campuses in Putra Nilai — Nilai University, INTI International University, Manipal International University and Universiti Sains Islam Malaysia (USIM). They continue to draw local and international students.

The presence of the Nilai International School, SRJK (C) Putra Nilai and two national primary and one national secondary schools means that children of all ages have access to quality education.

FULL-FLEDGED FACILITIES

Putra Nilai is well-equipped to become a tourism and medical hub. A wide range of amenities and facilities have been built to cater to the already large population.

The township has recreational avenues where residents can relax, unwind and exercise. Besides property development and education, Nilai Resources Group also operates Nilai Springs Golf and Country Club (NSGCC), which includes a 27hole championship golf course, in the prime area of the township. Adjoining NSGCC is Nilai Springs Resort Hotel, which is one of more than the 30 hotels in Putra Nilai.

Putra Nilai offers convenience to consumers and businessmen alike by hosting a complete range of major banks, including Maybank, RHB Bank, Bank Rakyat, Bank Islam and Ambank. Dining options are aplenty, and so are health and medical centres from small clinics to specialised hospitals such as Nilai Medical Centre. It also has a sport complex and public parks for recreation

In short, Putra Nilai is packed with a great variety of amenities and facilities for the whole family.

AFFORDABLE PROPERTY

Putra Nilai offers a very attractive alternative as property prices there are lower than in the Klang Valley and there is room for value appreciation. Prices of secondary transactions have also been increasing in the past five years. More than 70 per cent of the buyers are from outside of the Putra Nilai area.

Demand for properties in Putra Nilai is still holding despite the slowdown in the economy.

Since Bank Negara Malaysia’s implementation of stricter financing guidelines, it has inevitably become a challenge for home buyers, particularly first-time purchasers, to secure loans as banks are more cautious about household lending.

To overcome this situation, Putra Nilai Development is providing more affordable houses to fit each buyer’s pockets.

Putra Nilai Development is now collaborating with 1Malaysia Housing Projects for Civil Servants (PPA1M) in an affordable housing project called Puncak Jati, which has units of 1,000-sq-ft built-up each, exclusive for government servants. The selling price starts from RM217,500, 30 per cent lower than the market price.

For landed properties, Jati Heights offers 82 units double-storey terraced units (Thalia) and 80 three-storey townhouses (Adina). Each unit adopts a comfortable open-plan design with a fully extended backyard and car porch. The selling price is from RM367,000.

Both Puncak Jati and Jati Heights are within walking distance from USIM’s medical and dentistry faculty, which will be ready by 2019.

INVESTMENT OPPORTUNITIES

As Putra Nilai Development aims to ensure all of its products are aesthetically pleasant in terms of design and fairly priced, the Lodge Residence is a good low-entry investment opportunity for investors who want to capitalise on the growing student population in the area, which is expected to reach 50,000 soon.

Lodge Residence is a student apartment block located next to Nilai University and within walking distance to Manipal International University, Inti International University and USIM.

All units are ready to be occupied and come with a Certificate of Completion and Compliance. The apartments are priced from RM75,000 and limited units are available.
