BLand bucks lower sales trend

developers have reported lower sales during their project launches, but Berjaya Land Bhd (BLand) has managed to hold well for its latest developmen­t, The Tropika, which has a gross developmen­t value of slightly over RM700 million.

The Tropika, a gated-and-guarded residence by Berjaya Golf Resort Bhd, a subsidiary of BLand, comprises 868 residentia­l units spread across four towers on 2.6ha of freehold land in Bukit Jalil.

The units have built-ups range from 732 to 1,318 sq ft and are selling from RM750 to RM820 per sq ft (psf), or more than RM549,000.

The Tropika was launched on February 23, and more than 60 per cent of the condominiu­m units in Tower A were sold just within a week. So why there is demand for The Tropika? Firstly, The Tropika is located in Bukit Jalil which is famous for the 162ha golf course developed by BLand more than two decades ago. The condominiu­ms offer stunning golf course view.

Secondly, below the residentia­l units, there is more than 23,000 sq ft of grocer space, twostorey dual-frontage offices and retail lots, bringing convenienc­e its residents.

It was reported that BLand is talking to Jaya Grocer for the latter to be the anchor tenant at the retail portion of The Tropika.

Thirdly, The Tropika has 68 facilities grouped under eight lifestyle categories which are almost three times more than what most projects offer.

The facilities include an infinity swimming pool, indoor and outdoor gymnasiums, a dance studio and boxing ring, a zen garden, a rockclimbi­ng wall, camping grounds, an e-charging station, a private dining room, a picnic area, coin-operated vending machines, thematic playground, co-sharing work space and a biophilic designed deck (design that incorporat­es natural materials and light, vegetation and nature views).

Fourthly, each level only has five to seven units, providing sufficient privacy for the residents.

And finally, The Tropika is easily accessible from major highways, such as DamansaraP­uchong Expressway, Puchong-Sungai Besi Highway, Shah Alam Expressway, Maju Expressway and New Pantai Expressway, and is wellserved by public transporta­tion like the light rail transit train services.

BLand chief executive officer Datuk Pee Kang Seng said the Tropika was meticulous­ly crafted to provide residents with a home that incorporat­es urban lifestyle elements and lush greenery.

“The efficient use of space was also imperative to us during the planning of the project as demonstrat­ed by the unit layouts and comprehens­ive facilities available to residents,” he said.

Pee said upon completion, The Tropika will be a residence bustling with communal activities due to its linkage to public transporta­tion systems and various amenities.

The project is scheduled to be completed in three to four years, using Industrial­ised Building System materials.
