10 ways to entice buyers
HAVING trouble selling your property? It is never a good idea to sell your house when the property market is down, but if you are desperate, there are several things you could do to entice buyers.
You may have to spend a bit of money on your property but the good news is, via the investment you may be able to get your home sold at the price you want.
Firstly, you need to start planning and fixing everything possible, starting from your garden all the way to the backyard.
But be warned that some changes you make to your property can be less attractive to buyers.
For example, don’t paint all the rooms pink and the living room red as that can be distracting. Leave the walls white so that the new owner can decide on the paint colours. Remember, it is easier and less stressful to paint over white surface than on a darker-colour one.

1 The garden will be one of the big selling points when marketing your house. It is the first thing potential buyers would see. A well-kept garden can suggest that the house is also wellkept. Call a gardener to trim all plants and trees and mow the grass.
Discard broken items, such as pots and empty containers, and keep away all garden tools. Buy new flowering plants and place them at the walkway as they can be an added attraction.
2 Remove old curtains or any net curtains, and discard worn-out carpets and rugs.
3 Fix any cracks in the walls and broken windows. Check the whole house thoroughly.
5 Make sure all lights work and taps run well .
6 If you have kitchen cabinets, make sure they are as good as new and clean.
7 If you are selling the house lock, stock and barrel, make sure all the furniture are usable and look almost new. Remove or replace broken items.
8 Get a contractor to check the roof for leaks or broken tiles and if there are any, get them fixed.
9 Ensure that the property “smells fresh” and has fresh floors, so potential buyers would feel welcomed when they walk in.
10 Most importantly, list your house with a realistic price. Estate agents have revealed that one of the top tips to get your property sold is to have it listed at the best possible price. Find out what the market rate is and plan your pricing to match that.
But if your house condition is bad and you don’t plan to spend much to fix things, then you may want to bring down the price a bit. Seek your agents help, but don’t depend just on one to furnish you with information.
