Puchong East offers many affordable buys

DESPITE its rapid evolution, Puchong East remains a very good place for affordable buys.

Coupled with its recent rail transit integratio­n, it makes a good candidate for young working adults looking to commute, rather than driving to work.

Based on Henry Butcher Malaysia data, most of the affordable buys are located just east of Taman Perindustr­ian Pusat Bandar Puchong in Bandar Puteri. Another area where good buys can be found is in Taman Wawasan.

These well-priced projects (RM201 to to RM400 per sq ft) are mainly apartments built in the 1990s and 2000s, such as Akasia Apartment, Semarak, Sri Camellia, Sri Begonia, Sri range from 667 sq ft (Sri Jati Apartment, Taman Wawasan; RM220 per sq ft) to 2,239 sq ft (Puri Tower Condominiu­m, RM383 per sq ft).

Meanwhile, projects built more recently(circa late 2000s and the 2010s) have a higher asking price, with most of them ranging from RM402 per sq ft (Sri Cassia Apartment, Bandar Puteri; 840 sq ft) to RM 557 per sq ft (Seri Puteri Hills Condominiu­m; 1,723 sq ft).

Up north, Solace and Trigon command higher asking prices — RM619 and RM650 per sq ft, respective­ly.

For those who are keen on a bargain, then Saujana Puchong and Taman Saujana Puchong are the locations of choice.

The three projects located there priced below RM200 per sq ft are Taman Saujana Puchong Flat (692 to 714 sq ft; RM112 to RM173 per sq ft), Seri Damai Flat (650 sq ft; RM154 per sq ft) and Seri Sentosa Flat (692 sq ft; RM162 per sq ft).

As Puchong East continues to grow and evolve, so does the asking price for new developmen­ts in the locale.

There are currently three projects that are under constructi­on — Le Pavilion (completion by this year, 983 to 1,256 sq ft), Amani Residences (completion by next year, 472 to 1,477 sq ft) and Stellar Suites (completion by 2022, 732 to 1,754 sq ft). These projects are priced at about the same range, with the highest at RM700 per sq ft at Le Pavilion and Stellar Suites.
