Strata titles for Grace Court, Grace Ville soon

KOTA KINABALU: Owners of units in Grace Court and Grace Ville can expect to get the subsidiary titles to their property by the end of this year.

Tanjung Aru assemblyma­n Junz Wong disclosed that the subsidiary titles for the 315 units in Grace Court are to be printed as the sub-division process had been completed.

The titles can be issued to the owners in about three months, he told the media yesterday after a meeting on the matter.

“For Grace Ville, they are doing the sub-division for the 320 units now so the titles should be issued within six months. As for Grace Garden, the subsidiary titles are in the applicatio­n process and could take at least 12 months to resolve,” he said.

Junz is of the opinion that 20 years is a long time for the owners to wait for the subsidiary titles to their units in the residentia­l area.

He said he would be working with the Local Government and Housing Minister to push forward the updated Housing Enactment so that housing issues such as management corporatio­ns, subsidiary titles, all the by-laws, right of way and all matters involving developmen­ts, including commercial ones, were taken into account.

He also said that the management corporatio­n of the three residentia­l properties would be holding a meeting with the residents to iron out issues including the proposal to increase the management fees from 10 sen per square feet to 17 sen per square feet.

He said other issues would be about illegal renovation­s, AirBnB operations and the sewage plant that was supposed to be handed back to City Hall and Public Works Department (PWD).

Junz said the meeting would be held within the next two months and City Hall would act as the mediator for the residents.

Meanwhile, City Hall City Planning Department director Stanley Chong urged the management corporatio­n to inform the local authority on owners who are operating AirBnB in the three properties.

He said this was because it is illegal to operate AirBnB in residentia­l areas, and added that those found doing so can be charged in court.
