URBAN LIVING WITH RESORT FEEL

A green lung, themed-rooftop facilities and resort feel - Tria Seputeh offers all of it.

WHO says urban dwelling is unexciting? It can still be a haven if you choose the right location.

Tria Seputeh, an upcoming condominiu­m project in Old Klang Road, Kuala Lumpur, promises that one can still enjoy green spaces, themed-rooftop facilities and get a resort feel at the same time.

If the adage goes clothes maketh the man, at this property, one can say, a man’s abode defines who he is.

The property tagline, Where you are, who you are, is certainly audacious but not baseless.

“Who you are refers to the target market and profiles of (home) buyers; Where you are is about location, location, location, which is second to none with several highways in its vicinity,” explains Kenneth Khoo, senior manager, sales and marketing Malaysian Resources Corp Bhd (MRCB).

MRCB has to its name impressive projects including high-rise office towers, a transporta­tion hub, retail assets, hotels, luxury residentia­l and commercial properties.

Designed by architects and designers who emphasise the concept of maximising living space, Tria Seputeh will have 52 types of facilities. The property also offers a great view of Kuala Lumpur city centre.

Expected to be ready in 2021, Tria Seputeh features private residences a stone’s throw away from Mid Valley, with Bangsar South as its backdrop. It will comprise three high-rise towers and low-rise villas of “exclusive” residences on a riverside for modern styled living. Its strategic location and good connectivi­ty are added advantages. The project will be supported by a dedicated link bridge to New Pantai Expressway, which is expected to be completed in 2018, and a covered pedestrian bridge to a proposed monorail station.

Future plans include sprucing up the riverscape of the Klang River fronting the project as part of the rejuvenati­on effort of the River of Life.

This RM873mil project on a 1.8ha site consists of three private residentia­l towers – the 38-storey Pelto has 343 units, the 33-storey Ebon has 145 units and the 33-storey Cavi has 229. There is also the unique 7-storey Riverfront Villas offering only 17 units.

Both Cavi and Riverfront Villas will be launched in early 2018.

Tria Seputeh blocks are “crafted” for different target groups – each with its own identity and unit size.

“Ebon is more premium,” says Khoo. It is low density, with five units per floor and served by four lifts. Selected larger units may have up to six carparks.

The Pelto offers built-ups of 764 sq ft to 1,518 sq ft. Built on the concept of urban living, the units are priced at RM676,800 onwards. The Ebon has bigger living spaces of 1,518 sq ft to 4,478 sq ft and are priced at RM1,258,800 onwards.

The Cavi, which is under phase two, will be marketed in the first quarter of 2018. Hence, prices for its units ranging from 900sq ft to 3,000sq ft are projected to increase.

The Riverfront Villas each has a unique design. The sizes of the units vary from 1,938sq ft to 4,478sq ft and are priced from RM1.7mil onwards.

Time to unwind

Condo residents enjoy “resort facilities” on level eight, says Khoo. Amongst the facilities are a treehouse, water brooks, infinity pool (50m) and chess garden.

There is a private clubhouse for the young and old. Adult residents can use the private lounge in the clubhouse to entertain guests or host their own gatherings. Teens can unwind in the teen’s club with facilities for WiFi, Xbox and foosball. Young kids can use the kid’s edu hub for brain developmen­t and boardgame challenges.

The rooftops are also put to good use. Khoo says: “Each block has a rooftop garden designed with a different theme that suits the target market.” At the Pelto, for example, residents can enjoy a barbecue on the rooftop without smoking their units. They can also hang out at the pavilion, or at the seating alcoves, reading pod, hammock garden, sunken lounge and maze garden.

Folks at Ebon can discover the herb garden or head to the light pavilion for romantic getaways. For fitness and relaxation, there’s a parcourse walk, yoga lawn, meditation lawn, four season planting and observatio­n deck.

Tria Seputeh epitomises urban living but the developmen­t concept, Khoo says, “is geared towards a green, healthy living and lifestyle”.

The 1.2ha of green space/park is landscaped to include the evergreen garden, pathway garden, water cantata, grasscrete access, river walk, multi-layer park and drop-off lobby gardens.

Residents can also frequent the 1km promenade boulevard and riverside park, an “external boundary park”, contribute­d by the developer. This park will have facilities and amenities which include a jogging track, cycling path, parcourse, skate area and signature retails.

For security, the developmen­t is gated and guarded – the area is fitted with CCTV, a guard house and an anti-climb electrical perimeter fencing.

Khoo says that such a developmen­t is “a transforma­tion of Old Klang Road”. The green landscape and the resort feel of Tria Seputeh, he hopes, will make home owners feel that they are not going home to a concrete jungle!

Tria Seputeh is phase two of the four-phase Nine Seputeh developmen­t by MRCB through its subsidiary Gapurna Land Sdn Bhd.

Nine Seputeh which is projected for completion in 2025 is a mixed developmen­t on 7ha land. The entire project comprises small office/ home office (SoHo) units, serviced apartments, private residences and retail units.
