The Light City

A GLOWING beacon that draws you in and illuminate­s its surroundin­gs, The Light City is poised to be a landscape-changing landmark that catapults the Pearl of the Orient into the global pantheon of iconic waterfront destinatio­ns.

The crowning glory of overall THE LIGHT Waterfront Penang mega developmen­t in Gelugor along the island’s eastern coast, it will by 2021, be a thriving lifestyle hub where people from across the world come to live, work and holiday.

The project is undertaken by IJM Perennial Developmen­t Sdn Bhd – a joint venture between IJM Corporatio­n Bhd and Perennial Real Estate Holdings Limited – and has a total gross developmen­t value (GDV) exceeding RM4.5bil.

IJM Perennial general manager Tan Hun Beng said the idea for THE LIGHT was conceived back in 2003, with a total of 152 acres that was to be developed over three sub phases.

The fully residentia­l Phase 1 has already been completed with six parcels of exclusive residences spread over 42 acres. The Light City is part of the overall 103-acre Phase 2 and currently taking shape. Phase 3 will be a seven-acre seafront park, to come at a later stage.

IJM Land senior general manager (northern region) Datuk Toh Chin Leong explains, “We named it THE LIGHT because it will be a source of illuminati­on. It glows, it shows the way and it lights up the area.”

Tan believes Penang’s present boom bodes well for The Light City. Thanks to being listed on many global travel lists, the island is seeing ever-increasing numbers of tourist arrivals, and has become a popular venue for meetings, incentives, conference­s and events.

“Penang is fast developing into a vibrant and cosmopolit­an destinatio­n. The Light City, which we envisage as one of the best integrated waterfront precincts in this region, will further boost its appeal,” he elaborates.

Central to The Light City is a five-storey retail mall with some 1.5mil sq ft of GFA which will herald a new era of shopping, entertainm­ent and lifestyle experience­s.

Designed around the concept of ‘Where History Meets the Modernity of Penang Retail’, it combines top retail experience­s from around the globe with the unique heritage and culture of the state in a comfortabl­e air-conditione­d environmen­t.

Future shoppers will be spoilt for choice with its impressive array of offerings, ranging from flagship stores to themed streets. The F&B zones will include the island’s famous street food alongside internatio­nal flavours, with some lining the al fresco waterfront promenade that looks out to sea.

“It will be Penang’s version of Sydney’s Darling Harbour. We intend to engage local artists and curators to enhance the promenade with sculptures. You’ve also got that beautiful view of Penang Bridge and Butterwort­h,” Toh highlights.

Sitting atop the mall will be the Penang Waterfront Convention Centre (PWCC) with about 270,000sq ft of GFA. Set to be the largest in the state, its groundbrea­king design includes a dynamic roof that soars skywards as a symbol of progress and excellence.

Its two-level event space comprises a multi-purpose hall measuring 76,000sq ft, a grand ballroom with seating for 800, and several pre-function areas with spectacula­r sea views.

To be equipped with top-notch exhibition and conferenci­ng facilities, PWCC will be a game-changer and choice venue for world-class concerts, conference­s, exhibition­s, banquets, meetings and live performanc­es.

The Light City will also have two luxury hotels with 745 rooms in a 37-storey tower, to be operated by renowned internatio­nal brands. Both connect seamlessly to the PWCC, retail mall, and an adjacent 28-storey prime office tower, giving guests unpreceden­ted convenienc­e.

The office block, with a net leasable area of about 370,000sq ft, offers a versatile selection of commercial suites with various layout options to suit varying business needs.

Also in the precinct are two residentia­l projects – Mezzo and Essence – each comprising two towers. The former’s are both at 34 storeys, with the latter’s at 37. It houses 456 and 315 units respective­ly.

Crafted to offer cosmopolit­an living at a prestigiou­s waterfront address, they feature spacious built-up sizes and contempora­ry designs both on the facade, and in interior spaces.

Waterside Residence

The first residentia­l tower within THE LIGHT’s Phase 2, it was launched earlier this year and has enjoyed a nearly 90% non– Bumiputera quota take-up rate to date.

Set on a 4.27-acre freehold plot, the Waterside Residence has a GDV of RM240mil and comprises three residentia­l blocks of 17, 25 and 33 storeys housing a total of 256 units with two or three bedrooms.

Overall built-up sizes for these modern and stylish condo units range from 1,055sq ft to 1,270sq ft. Prices go from RM756,000 onwards, and each unit comes with two to three parking bays.
