Build-then-sell benefits for buyers

EMERALD Residence in Teluk Kumbar, Penang, is yet another outstandin­g condominiu­m developmen­t by TPPT Sdn Bhd.

Exclusivel­y marketed by Property Talk, the project comprising three blocks of 441 units will have its launch early next year.

However, those interested can preview the first block which is Block B2 at the StarProper­ty.my Fair 2017 at Queensbay Mall.

The show house at the site is also open for viewing by appointmen­t.

Early bird incentives

Property Talk principal Steven Cheah said the developer was giving a 9% rebate as part of its early bird incentives besides absorbing the legal fees for both the Sales & Purchase and loan agreements.

“Buyers need pay only 1% of the purchase price with the balance of 90% payable upon completion of this build-and-sell project by end of 2018.”

Constructi­on started in 2016 and the project is currently 50% completed.

“Only strong and reputable developers are able to undertake the build-and-sell concept. Purchasers get to save on the instalment interest which is quite substantia­l since the developer will only bill them upon completion of the property," he said.

The units are sized from 1,114sq ft to 1,183sq ft.

The freehold condo developmen­t will be equipped with comprehens­ive facilities with separate lift access for the individual blocks.

There are only six units per floor and every unit comes with two car park lots.

Level 4 is the facilities floor featuring an infinity pool, gym and recreation area, among others. Fibre optic cables will be installed for faster connectivi­ty.

Emerald Residence is the second condo project in the Teluk Kumbar Heights township located in southwest Penang island.

New flyover for better access

Cheah said the completion of the four-lane road connecting Bayan Lepas to Teluk Kumbar and the road expansion at Batu Maung and Permatang Damar Laut by the end of this year would further boost demand for property in the township.

"Travelling time to the Bayan Lepas Industrial Estate and second Penang bridge will be less than 15 minutes via the new flyover and expanded road," he emphasised.

The 70-acre Teluk Kumbar Heights, which is also undertaken by TPPT, is a mixed developmen­t consisting of terrace homes, bungalows, condominiu­ms, shop offices, a school and low-cost apartments.

To date, the developmen­t has seen the completion of 110 terrace houses, nine shop offices and 357 condo units.

The southwest district is considered the new property hotspot in Penang following the opening of the second Penang bridge and the improvemen­t in road infrastruc­ture.

Property prices here are still affordable compared to other places on the island.
