Poised to transform town

-

MBI International’s two integrated township developments of Desa Ku and MBI Soraya are all set to change the face of Kulim, Kedah.

Located at Padang Meha, the mega projects will also stand tall as unique tourist attractions with their distinct lifestyle concepts.

Designed to amaze the senses with their creativity, the townships are distinguished by charming residences and commercial lots, comprehensive facilities, lush greenery with ample open spaces, and stunning landscaping.

MBI International founder Tedy Teow said the developments would provide more than just homes for residents but also create job opportunities and new recreational spots for the locals besides drawing in tourists from nearby states.

"This is our way of helping to stimulate Kedah's economic growth. We have created infinite possibilities for the community.”

Desa Ku

Sprawled across 248 acres of freehold land, this mixed undertaking will be a vibrant township with 2,000 residences and shop offices.

There will also be a 12-acre Agro Park and a 47,000 sq ft convention centre. The former strives to reduce the carbon footprint on the environment while the latter is set to be the biggest convention centre in the northern region.

Categorised into five phases, Desa Ku offers single, double and three-storey bungalows, semidetached and terraced homes, all featuring aesthetic architecture and generous living spaces.

Meanwhile, the double-storey shop offices come with lavish builtups, an open layout and ample parking spaces. Fronting the Butterworth-Kulim Expressway (BKE), excellent visibility is assured.

Desa Ku is easily accessible via the BKE leading to the Kulim Hi-Tech Park and is well-connected to established townships like Sungai Petani, Lunas, Seberang Jaya and Butterworth, where a myriad of lifestyle facilities and key infrastructure await.

Within close proximity are also the 300-acre SME Kulim Industrial Area and Inokom Corporation Sdn Bhd, one of the largest light commercial vehicle assembly plants in the northern region.

The proposed Kulim International Airport and highway connecting Kulim to Bukit Mertajam in Penang, when completed, will further enhance the value of Desa Ku.

While residents are on cloud nine with their dream homes, Desa Ku has also been hogging the limelight with its impressive landscaping.

Enter a world of fairy tales, cartoons, lanterns and sculptures that are spectacular by day and dazzling by night set aglow with LED lights.

Adding to the charm are a Japanese garden, English garden, cactus corner and organic vegetable plots, among others.

Coming soon is a Food Street, handicraft market, entertainment hub, Arowana Museum, Rainforest Museum and Exotic Street.

Exotic Street will focus on the cultures of Malaysia, China, Vietnam, Singapore, South Korea, Japan and Thailand.

MBI Soraya

No matter where you are in this massive 3,651-acre development, you will always be connected to nature via eco parks, green pockets and water bodies as this is a sustainable city.

The project is divided into 13 world-class districts - agro tourism, commercial park, auto park, theme park, commercial facilities, infrastructure zone, transportation hub, education park, commercial hub, industrial park, medical tourism and residential (two precincts).

Targeted for completion in 2020, Phase 1 of My Garden Villa is an open-resort agro-tourism development spanning over 850 acres.

Comprising 13 guarded residential precincts, emphasis will be on outdoor spaces and lush greenery.

More than 2,000 residences of various designs will be crafted on bungalow land, each measuring approximately 10,000 sq ft.

Every precinct will have its own Precinct Park. Residents get to revel in luxurious recreational and communal lifestyle facilities such as a golf driving range, horse riding track and team building theme park.

Every day is happy at the commercial park where the piazzas are filled with cafes, boutiques, artisan shops, galleries and gardens.

The auto park will have recreational and sporting facilities like motorsport circuit, stadium and sport complex, and bicycle park.

A land of adventure beckons at the theme park, home to an animation studio, media village, hotel & resort as well as a water park.

The education park is a fully integrated hub consisting of universities and institutes of higher learning, R&D centres, student housing and technology park.

The gateway into a dynamic lifestyle business district, the commercial hub is made up of MBI Square, office towers, and hotels.

A sustainable integrated industrial hub in the making, it is designed to maximise efficiency with minimal resource wastage.

The medical tourism district will promote nature-based healing based on the theme Eco-Heal. There will be wellness centres, medical hub, health park and nursing homes here.

As for the residential components, The Village aims to provide a green enclave surrounded by lavish recreational amenities that encourage outdoor interaction.

MBI Soraya will indeed take your breath away. Previously an oil palm plantation, the site will be transformed into an international leisure and entertainment haven.
