Designs worthy of golden accolades

This time at the FIABCI World Prix d’Excellence Awards 2018,

S P Setia has garnered a recordbrea­king three FIABCI World Gold awards, namely in the Affordable Housing Category for its Seri Kasturi Apartment project in Setia Alam; Master Plan Category for its Setia Eco Glades project in Cyberjaya; and Sustainabl­e Developmen­t Category for its Eco Sanctuary project in Singapore.

S P Setia has created a record in the 25-year history of the FIABCI World Prix d’Excellence where it garnered three FIABCI World Gold Awards in the same year.

Describing the win as a milestone for S P Setia, its president and chief executive officer Dato Khor Chap Jen said:

Its haul at this year’s awards in Dubai, United Arab Emirates, which brings to tally a recordbrea­king 10 FIABCI World Prix d’Excellence awards for the Group, in addition to it being a 10-time winner of the FIABCI Malaysia Property Awards, would further boost S P Setia’s position as a reputable world-class developer,” Khor said.

“We are the country’s leading listed real estate player with a portfolio that encompasse­s townships, eco-sanctuarie­s, luxury enclaves, high-rise residences, commercial and retail as well as integrated-mixed and transitori­ented developmen­ts.

“This historic win is testament to our impeccable reputation and will further cement our stronghold in the property industry in Malaysia, also leading to more recognitio­n in the internatio­nal market,” said Khor.

Elaboratin­g on the awardwinni­ng projects, Khor said like all projects by S P Setia, each had unique features and unique selling points catering to the needs of discerning buyers.

The Seri Kasturi Apartment, he said, was proof that S P Setia could deliver high-quality homes with modern facilities and convenienc­es despite its affordable price.

Comprising of four blocks of medium-cost apartments, the project comes with numerous facilities including a clubhouse cum community centre, Olympiclen­gth swimming pool, badminton court and futsal court, to name a few.

Its location is also unparallel­ed with a neighbourh­ood mall, commercial and retail centres as well as educationa­l institutio­ns all located nearby.

“When Seri Kasturi Apartment was conceptual­ised, we challenged ourselves to revolution­ise the implementa­tion of affordable housing in a way that was respectful of its occupants’ aspiration­s.

“Hence, we complement­ed our quality homes with condominiu­mlevel facilities in an impressive setting, paving a better public perception of affordable housing,” he said.

Meanwhile, the RM3bil Setia Eco Glades, a certified Green Township set amidst an abundance of flora and fauna next to the Cyberjaya Lake Gardens, is a showcase of

S P Setia’s ability in creating masterpiec­es to call home.

“Combining residentia­l luxury with eco-consciousn­ess is in fact, our unique expertise,” said Khor, adding that the project is a collection of eight island, each set against individual themed gardens and unique fountains, and comprises of linked-villas, semi-detached homes, bungalows and low-rise island villa suites.

Setia Eco Glades township gradually becomes an internatio­nal community melting pot which expanding the networking and currently having high occupancy rate from more than 16 different countries all over the world.

A dedicated interchang­e ensures that Setia Eco Glades is connected to major highways including Maju Expressway Highway (MEX), North South Central Link (Elite), Lebuhraya Damansara Puchong Highway (LDP) and South Klang Valley Expressway (SKVE) which makes travelling more convenient and easily accessible to all residents. In addition, there are two MRT stations which are just 8km from the township.

Located off Upper Bukit Timah Road in Singapore and spanning 1.7 hectares of land, Khor said Eco Sanctuary is a high-rise residentia­l developmen­t inspired by nature with its designs emulating the ecology of its lush surroundin­gs.

Eco Sanctuary takes its cue from the natural surroundin­gs of Bukit Timah Nature Reserve and the Central Catchment of Singapore.

“Elements of nature are visible throughout the developmen­t what with its hexagonal-shaped façade, chrysalis-emulated Island Club and even the distinctiv­e Belvedere viewing deck,” he said.

Explaining how S P Setia is deserving of the World Gold Award in Sustainabl­e Developmen­t, Khor related that the project had kicked off with an in-depth biodiversi­ty study of the site and its surroundin­gs.

“This was the first step towards planning, not just with the intention to curtail the impact of the developmen­t on biodiversi­ty but to strengthen and enhance it.

“A team of consultant­s and specialist­s were engaged to conduct the study and provide conservati­on advice while the landscape design of the site encourages the enhancemen­t of biodiversi­ty by creating a suitable natural environmen­t for the flora and fauna species in the vicinity,” Khor said.

The developmen­t, he said, also took into account the existing land profile and through careful planning, minimising the displaceme­nt of existing levels.

“Advanced constructi­on methods including precast constructi­on for the superstruc­ture and advanced system formwork allowed us to build efficientl­y and safely with minimal wastage.

“As a result, Eco Sanctuary was able to meet the stringent requiremen­ts of sustainabl­e constructi­on in Singapore and was accorded the BCA Green Mark Platinum Award,” Khor added.

Besides an extensive presence in the three key economic regions of Malaysia, which are Klang Valley, Johor and Penang, as well as having projects in Kota Kinabalu, Sabah, Khor said S P Setia was also developing residentia­l and mixed used developmen­t in Australia.

“We are also part of the Malaysian Consortium involved in the rejuvenati­on of the iconic Battersea Power Station in the United Kingdom,” he said, adding that S P Setia was at the same time present in Vietnam and China apart from Singapore.

“And, while we continue to focus on the mid-range property launches in the local market, we are also open to new ventures as we work towards our ‘18-by-21’ goal which is to achieve RM18bil in market capitalisa­tion by the year 2021,” Khor revealed of the Group’s plans for further expansion beyond Malaysian shores.
