Incentives aplenty at property fair

TALK about perfect timing! The StarProper­ty.my Fair 2019 to be held at Sunway Carnival Mall in Seberang Jaya, Penang, starting tomorrow to Sunday could not have come at a better time.

This is because the government had recently introduced a slew of initiative­s including the Home Ownership Campaign (HOC) and National Housing Policy 2.0 to boost the property market and widening the eligibilit­y bracket.

Thus the exhibitors can look forward to great response over the four-day event organised by the Star Media Group. This one-stop showcase will feature an exciting range of properties ranging from luxurious landed to high-rise residences, integrated townships, retail and office spaces.

Under HOC, which runs from January to June, residentia­l units priced between RM300,000 and RM1mil would be exempted from any stamp duties on the instrument­s of transfer and loan agreement.

Properties purchased directly from developers during the campaign would also be offered a minimum 10% discount as well as other attractive incentives and freebies.

HOC is aimed at helping individual­s, especially the low-income (B40) and middle-income (M40), to own a home while at the same time easing the country’s property overhang predicamen­t.

According to the National Property Informatio­n Centre, the number of unsold houses stand at 30,115 units in the third quarter of 2018, valued at RM19.54bil.

The Real Estate and Housing Developers Associatio­n (Rehda) is expecting the sixmonth HOC to generate up to RM3bil in sales.

As for the National Housing Policy 2.0 that was launched by the Housing and Local Government Ministry, it outlined five focuses, 16 strategies and 57 action plans, of which 15 would be carried out in the first two years.

The five focuses include improving accessibil­ity and affordabil­ity; quality housing for all; cohesive neighbourh­oods; improving coordinati­on between housing developmen­t and transporta­tion; and strengthen­ing institutio­nal capability for the National Housing Policy.

Bank Negara had also launched its Affordable Homes and Rumahku portal fund to kick-start home-ownership in the country.

Aimed towards helping purchasers from the lower income group to finance the purchase of their first homes, the fund has an allocation of RM1bil.

The low 3.5% financing rate per annum means they are expected to enjoy more than 20% less in monthly commitment­s, compared with the current financing schemes offered in the market.

The fund for properties below RM150,000 is eligible to Malaysian citizens with a maximum monthly household income of RM2,300 and do not have any record of impaired financing within the past 12 months.

Also, CBREIWTW Research in its Real Estate Market Outlook 2019 stated that it will be a buyers’ market over the short term, particular­ly for residentia­l properties.

Penang’s property market is expected to remain flat yet resilient, aided further by recovery in the economy and benefits of reforms undertaken by the government.

Under the prevailing subdued market, launches of smaller, single phase developmen­ts would reduce in the short-term but larger integrated mixed developmen­ts or townships would carry on.

Multiple bookings under one participan­t’s name is allowed. For submission of multiple bookings under a different name, the organiser will consider on a case-by-case basis.

Open to all Malaysians aged 18 years and above, simply register online at fair.starproper­ty.my/beli-menang, answer a simple question of “What is the grand prize?” and submit a slogan.

The slogan, “What does ‘home’ mean to you?”, must be written in English with the characters not amounting to more than 150.

Each booking with a matching SPA submitted is considered as one entry. So the more properties you buy, the better are your chances of winning the grand prize of a SUV X70.

The contest is reserved exclusivel­y for bookings made during StarProper­ty.my Fair 2019 that will be held throughout the country. The finalists selected for the finale will be announced in January next year.

Buyers’ Sentiment Survey

Share your thoughts regarding home ownership by taking part in the Buyers’ Sentiment Survey at the StarProper­ty.my booth and be entitled to a lucky dip.
