LOOKING at the increasing property prices, it’s become quite a struggle to be able to afford your own home in the Klang Valley.

This was no exception for Mohd Faisal Shokri from Kuala Lumpur.

The 30-year-old quality engineer was living with his wife Maizatul Aqma Sabaruddin, 30, and son Muhammad Mikhail, three, at his mother-in-law’s house in Bandar Baru Bangi for the last three years before getting his first home at PR1MA @ Alam Damai in Cheras, Kuala Lumpur.

He found out about the PR1MA developmen­t as he was staying with his parents in Taman Len Seng nearby at that time, and registered on the Perbadanan PR1MA Malaysia (PR1MA) website to attend the launch in March 2013.

Mohd Faisal applied for a unit and received the house keys in October last year. The family has been staying in their new 995sq ft-home, which comes with three bedrooms and two bathrooms as well as one parking bay, since February this year.

Speaking about the family’s firsttime experience of staying in a highrise developmen­t, he said they were very happy to finally have their own space.

“Compared to living in a house, this apartment has surprising­ly good ventilatio­n.

“It is very airy, probably because of the lush greenery surroundin­g the developmen­t.

“We were only able to view the unit after receiving the keys as we bought our home based on the layout models,” he said, adding that they were satisfied with the quality and practical layout.

Mohd Faisal shared that it was hard to find a decent home at an affordable price these days, let alone in a strategic location.

“All the properties we came across were either too far away or too expensive.

“At a price of RM370,000 located within a strategic neighbourh­ood so close to the city centre, PR1MA @ Alam Damai is really worth its value.

“On top of that, we get to enjoy modern facilities within the compound,” he said.

Residents of PR1MA @ Alam Damai have access to a futsal court, community hall, outdoor-gym, children’s playground, surau and an upcoming gymnasium.

It also boasts a large landscaped centre courtyard with a water feature, a sky garden on every fifth floor and a rooftop garden on the 19th floor.

“My son loves the playground on the fifth floor. It is spacious and has fun playground equipment to keep him busy,” he said with a laugh, adding that rubber flooring helps prevent young children from getting hurt if they fall.

As his home faces the centre courtyard, his son likes to look at the water feature at night, admiring the colourful lights and listening to the sound of running water before he goes to bed.

As the facilities are all within the guarded-and-gated compound, he pointed out that the family need not worry about safety as much.

Describing PR1MA @ Alam Da mai as a close-knit community, he also commended the management team for doing a good job in ensuring the developmen­t is well-maintained.

“We have a WhatsApp group among the homeowners to keep each other updated on the happenings within the community,” he said.

He added that futsal enthusiast­s have already formed a team and meet every Friday at the futsal court for friendly matches!

Since a Taska and Tadika Permata will soon be tenants at PR1MA @ Alam Damai, housewife Maizatul Aqma plans to send her son there.

“I can just drop him off and come back home without leaving the compound,” she added.

PR1MA @ Alam Damai sits on a 6ha-leasehold land, featuring 2,074 apartment units across two blocks, and each splits into four towers.

Both Blocks A and B are mirror images of each other, equipped with facilities such as a children’s playground and futsal court.

Priced from RM243,000, the units come with four built-up sizes: 662sq ft, 935sq ft, 995sq ft and 1,048sq ft.

In addition to nearby public transporta­tion hubs such as the MRT Cheras Sentral Station, Taman Suntex Station and Aman Cuepacs Station as well as the Bandar Tasik Selatan KTM Komuter station, the developmen­t is also easily accessible via major highways like the Cheras-Kajang Highway, Middle Ring Road 2 and Silk Highway.

A primary and a secondary school are located opposite the developmen­t, and nearby ameni- ties include a police station, shopping malls, a medical centre and the Alam Damai Recreation­al Park.

PR1MA was establishe­d under the 2012 PR1MA Act to roll out a thorough and extensive programme in building quality houses for the middle-income group (M40) with a household income between RM2,500 and RM15,000 a month, and owns no more than one property, living in urban and suburban areas.

“This is in line with the Government’s aspiration­s to uplift the quality of life for the people. By addressing the needs of house buyers, we hope to add to the people’s happiness level,” said PR1MA chief executive officer Da tuk Abdul Mutalib Alias.

To date, there are 45 projects currently open for sale nationwide. Some 140,000 units of PR1MA homes are under various stages of constructi­on while 15,000 units have already been completed throughout Malaysia.

PR1MA also offers the Skim Pembiayaan Fleksibel (SPEF), a financing package exclusivel­y for PR1MA homebuyers that provides a significan­t reduction in monthly home loan instalment­s at affordable levels.
