PPA1M Bukit Jalil a success: PM

> ‘Cross subsidy’ option results in savings for govt, early completion of affordable units

KUALA LUMPUR: The Bukit Jalil 1Malaysia Public Housing Project (PPA1M), that was completed 17 months earlier than scheduled, was the first such project built without using government funds as a result of the implementation of the “cross subsidy” method, said Prime Minister Datuk Seri Najib Abdul Razak.

He said through the concept, developers completed the project for the government and were allowed to develop a housing project on an adjacent site that would be sold to the public at market price.

The “cross subsidy” method was implemented with 60% for PPA1M while the other 40% for the developers to build market-price houses.

Najib said the completion of the Bukit Jalil PPA1M project, the highest PPA1M project in Malaysia with two blocks of 41-storey buildings, fulfilled the government policy and agenda for the comfort of the people and national development, Bernama reported.

“Through this concept, the government saved funds. Hopefully, a similar initiative can be carried out by the government in future,” he said when handing out 1,536 unit keys for the project to civil servants yesterday.

He added that to date, a total of 135,456 units (433 projects) of PPA1M out of the 200,000 units targeted had been approved by the government for eligible civil servants.

“I understand that 43,993 units (nationwide) had been offered to the civil servants,” he said, adding that the remaining units would be delivered in stages.

Najib said the PPA1M project was a form of recognition for civil servants, who formed the backbone of the government and should be appreciated and not neglected.

“That is why PPA1M was created. We provide houses that are cheaper than the market price that will become additional personal assets to the applicants who could reap profits through this project.

“Bukit Jalil PPA1M houses cost only between RM150,000 and RM300,000 compared with RM500,000 upwards according to the market price.

“This has indirectly helped the government in making significant savings on the project and at the same time gave benefits to civil servants,” Najib said.

Also present at the event were Chief Secretary to the Government Tan Sri Dr Ali Hamsa and Federal Territories Minister Datuk Seri Tengku Adnan Tengku Mansor.
