5,000m2 logistics hub proposed on Żebbuġ ODZ

An Outline Planning applicatio­n has been filed to construct a logistics hub on land located outside the developmen­t zone in Zebbug.

The hub will be comprised of 18 warehouses across two levels, according to the applicatio­n, some at basement level, and some at street level. The applicatio­n also provides for an administra­tion office, a parking facility on a separate basement level, and landscaped areas.

The applicatio­n is on Triq Luret Cutajar, Zebbug, close to Wied Qirda.

The total site area, the applicatio­n reads, is 5,294 square metres. According to the applicatio­n diagrams, the ground floor will house nine of the warehouses, while the rest will be housed at basement level.

To give a size comparison, the maximum amount size of fuel stations being allowed through presently is 3,000 square metres.

An outline developmen­t applicatio­n is a type of planning permission seeks to establish whether the scale and nature of a proposed developmen­t is acceptable in principle to the Authority. Subsequent­ly to receiving this planning permission an applicant will require a full developmen­t permit to actually carry out the project. With this applicatio­n fewer details are required, which details will be spelt out in the full developmen­t applicatio­n. The outline permit will state the timeframe by when a full developmen­t permit must be submitted to the Authority. Failure to adhere to this condition will render the outline developmen­t permit null. Such a period shall not exceed five years.

This particular logistics hub applicatio­n was filed at the end of June, 2018, and not much informatio­n has been given thus far in the applicatio­n process. Certain authoritie­s like the ERA do not seem to have responded with their opinions on this proposal as of yet as such documentat­ion is not found in the applicatio­n.
