Significant Bethlehem block is ripe for development

- By Jo Ferris

Demand for land that is ripe for development will continue to draw interest among those with an eye to the future. This hidden pocket sits in the slopes off Cambridge Road overlooking Kopurererua Valley, with panoramic views that stretch across the expressway to the city and hills beyond. Zoned residential – and comprising one house with the remainder a bare block - this property covers just over three hectares of mixed contour. The address is Townhead Crescent, where a long drive sweeps down to the house and down to a basement, tandem garage below. It is a house with a project, though that’s not really the main feature of this opportunity. Indicative boundaries, outlined on Property Brokers’ website, show an interesting chunk of land. Currently, it’s a rolling block of grazing – land that’s more commonly associated with a country setting. These days, it’s rare to find a piece this size so close to the city, let alone zoned residential. This offers quick access to main arterials and the expressway. From that stand point alone, it has to be appealing to developers. People looking for that sense of country lifestyle, but hoping to be close to town would have to see big advantages here – particularly given its residential status and longterm value. This has the benefit that country privacy offers, with all the appeal of being close to town and schooling.

The home does need work to restore its original character. Renovation really depends on how far to take things. It’s an interesting house – spacious living with a large kitchen and walk-in pantry, separate dining room and large lounge that slips into another room. Outdoor flow features on both sides – a porch off living rooms and a large, enclosed balcony off the lounge, dining room and master bedroom. This is the grandstand zone - its outlook stretching across the expressway, city and hills beyond.

There are two bedrooms and two bathrooms here – which is unusual for a home of this era. The master bedroom has the option for semiensuite access with the main bathroom, while the second bedroom has its own bathroom. Like many homes from a bygone era, it has some interesting features, but there is definite scope to do wonders here. The position and view make it worth the investment – regardless of future plans for the rest of the land.

And it is the land that is the focal point. A little over three hectares, Bethlehem location, lovely views and that all-important proximity to city

links and city amenities.

The property is up for tender – closing on July 21, which doesn’t leave much time. Tim Short and Brooke Robertson of Property Brokers envisage strong demand for this property, given the size and scope of the land and its proximity to the city.
