Substantial property reigns over sweeping Papamoa coastline

Papamoa Hills is a significant area within Tauranga’s rural hinterland. Rich Maori history, including a pa, dates back to around 1460 - much of it now preserved in the Papamoa Hills Regional Park. A view that’s just part of the outlook gracing this equally significant property. Hidden down a private lane housing a small enclave of hill-country properties, this residence enjoys seclusion, space, grazing, forest glades – and views. A sweeping panorama of Bay of Plenty’s coastline and islands.

The size and scale is substantial – more than 10 hectares of contoured countryside, with grazing and yards for livestock, trail tracks for the kids, forests for nature lovers and a large home with considerable outdoor flow. There’s a resort-style swimming pool and grass tennis court beside. After all that recreation, a spa pool tucked in a sheltered corner invites a blissful soak come nightfall.

Not many homes can boast room for the billiard table and grand piano. This home does it in style - and the billiard table stays. Architecturally designed, the home was ahead of its time when built. Given the extent of rimu in ceilings and joinery, it would be hard pressed to build a property of this substance today.

Its timeless allure blends country grandeur with contemporary finesse. Clearly evident in the gourmet kitchen, which showcases sleek lines, quality appliances and satin stainless counters. Set neatly between two spacious living areas, it’s an entertainer’s dream – in its own space, yet linked closely with both living areas. Formal dining caters for dinner parties before chalking the cues for snooker. TV relaxation around the wood burner changes the mood in the second lounge, but the entertainment factor is the same. All the while the views stay firmly in sight.

A stunning atrium, with its high-raked glass ceiling, is the initial greeting. It introduces the significant use of rimu and glazing. Floor-length glazing is a dominant feature –understandable, given the magnificent views.

Smart design also focuses on bedroom privacy. There are two downstairs. The ensuite master sits at one end, with its luxury bathroom, walk-in wardrobe and personal access to the spa pool patio. The second bedroom is at the far end – next to the family bathroom, while two more bedrooms and third bathroom sit upstairs. These are the only rooms without outdoor flow. Downstairs, it’s a major feature – from full-sun balconies to sheltered corners and a gazebo in between. Dining is an exquisite experience as dusk settles and lights twinkle below.

There is a lot to take in here. A home to host friends or guests and work, land to graze livestock, trails to explore, avocado trees and forest glades; a three-bay and a five-bay shedding, plus yards - this property has it all. The privacy is sublime.
