Holiday home with scope to add value for long term gain

Simplicity is the foundation of everything – especially when it comes to life at the beach; or more particularly, Whangamata beach. The less time spent inside the better; especially when this Barbara Avenue address enjoys the best of both worlds. While only a few blocks from the sea and sand, it’s even closer to town – water on one side for that early morning surf; cafes and restaurants on the other side afterwards for brekky and coffee.

As the address suggests, this is a rear site – with the house tucked neatly out of sight, off the road and backing on to an access lane. This leads to the rear of shops down the road; and also, the local mini putt, which is handy. It’s a freehold site too – even better.

The main thing to consider here is the location and potential this place offers. It’s a basic home – open-plan living spilling out to a sun deck, and four bedrooms giving the house extra appeal as a holiday pad. Four double bedrooms at that – or, as the owners currently have it set up; three double and one bunkroom for the kids. There is only one bathroom; but that’s another area worth looking into and seeing what could be possible in terms of extension and addition.

Like many coastal holiday destinations, Whangamata has enjoyed a heated market over the past year – and it doesn’t look like abating any time soon. Property has proven to be the investment of the day. Adding value to this home could only enhance its worth in future. The fact it is zoned high density residential offers a message for the future as well.

As it stands now, the property is an ideal holiday pad for family and friends. With room on the lawn for the boat, toys and tents; there’s space for the visitors. It’s an attractive option for Airbnb too – given this location. And for investors on the hunt for another rental to add to their portfolio; this property ticks that check point as well.

Tony and Paula Lucas from Ray White Whangamata are taking this to auction next month. Like all listings in this current market, however, the property is able to be secured beforehand. Autumn might be here and the end of daylight saving looms; but there’s a lot of fine weather yet to enjoy still. Long weekends in winter aren’t a bad thought either. Once Whangamata quietens down and settles back into its normal pace; and far less clamour of people - life changes considerably.
