Authentic Tuscan villa with Airbnb, metres from the beach

San Marco in Lamis - the name conjures images of a romantic landscape in Tuscany; lavender carpeting the slopes. Yet, right in the heart of Whangamata, a mere stroll to the beach; Italy has come to town.

The villa is a landmark along this coastal ribbon – a beautiful tribute to Tuscany. A profitable one, as it turns out; an elite Airbnb, bringing in more than $135,000 each year, according to Harcourts’ marketing consultant Chris Brown. Certainly, an added attraction to live the lifestyle San Marco offers. There’s an extensive chattels’ list as well – more than $150,000 worth, including all outside furniture and spa. The final tidbit is knowing this luxury accommodat­ion is fully booked for the next four months.

Solidly constructe­d, the house mirrors the Tuscan style, materials and finish - concrete hot block, concrete plaster, concrete tile roofing, copper spouting and wrought iron balconies that epitomise Italian individual­ity. Owned by a couple immersed in hospitalit­y, Chris says they started working in hotels here and overseas.

“They own Tuscan villas in Orewa, Katikati and this property in Whangamata. It comes fully furnished, with quality pieces in keeping with the Tuscan style; most of which was purchased from various places in Europe. The name San Marco in Lamis is the place name in Italy where the original owner came from.”

Expansive at around 515 square metres, accommodat­ion spreads over two levels – private living upstairs, elevating the balcony views; with a two-bedroom Airbnb downstairs. Complete with a large kitchenett­e, fridge, dish draw and bar-stool serving, it entertains beautifull­y as doors open to a sheltered alfresco corner and out into full sun in the garden courtyard. Landscaped along Italian lines, it’s sympatheti­c to New Zealand’s plants and includes swaying palms and specimens. There’s also a spa pool to enjoy and water features that tantalise with trickling music to match the sounds of the ocean, about 60 metres away.

Upstairs is sheer luxury – living revolving around cooking, dining and entertaini­ng. The Italian style and finish are unmistakab­le; earthy tones, terracotta tiling, rustic elegance and authentici­ty that makes Italian design so recognisab­le. Bar-stool entertaini­ng is an integral element of this kitchen – also part of the kiwi way of life. The island bar easily accommodat­es five or more – sipping cocktails as pasta and pizzas are prepared. Dine formally at the big dining setting, or slip outside to the balcony and toast summer in the sun. The master bedroom shares time outside on the balcony, while shaded verandah balconies add a different perspectiv­e on the outdoor flow off the lounge.

With extensive parking, room for a boat, security access and many impressive details – as a private family home after the summer hiatus; or continuing the legacy of San Marco in Lamis into the future – either way; it’s a unique opportunit­y.
