One of the Taieri’s finest

-

403 Allanton Rd is located in the heart of the Taieri Plains, only 2km from the township of Outram and within easy travelling distance of Mosgiel, Dunedin city, and Dunedin International Airport.

The Blair family have farmed the property since 1888, and this is indeed something very special in itself.

The 63ha represents some of the Taieri’s very best land, and it is located on Allanton Rd, which is regarded as extremely fertile and high-producing land.

The improvements include a gracious two-storey home, which is set in a stunning garden setting. Exterior cladding is brick and timber with tile roofing. Downstairs consists of kitchen with walk-in pantry, dining and living room, which open out to a sunny patio, separate gracious lounge, study, laundry, toilet plus internal access to a large single garage. Upstairs are three good-sized double bedrooms, plus bathroom with vanity, shower room, and toilet. Surrounding the home are extensive mature trees and shrubs, along with gardens, as well as feature brick walls. The asphalt driveway and parking area completes this very attractive package.

The farm is currently being leased, with 50% leased to the neighbouring dairy farm, which currently milks off the property. The balance is leased to a dairy farmer who utilises it as a dairy-support and feed-harvesting property. Both these lessees farm the property to a very high standard and this is evident in the way the property is presented.

The farm is subdivided into 16 main paddocks, along with two smaller holding paddocks, all paddocks have troughs; with a bore on the property supplying both stock water and supplementary water to the homestead. The water to the dairy-farm-leased part of the property is supplied from lessee’s dairy farm.

The farm buildings include a large barn that incorporates a grain-dryer and silos plus a four-bay haybarn, along with garden shed and pumphouse located at the homestead. Excellent shelter throughout is also an added feature with leylandi as well as blue gum and poplar trees.

In the past, the Blair family utilised the farm as a sheep stud as well as a grain-growing unit. In 1994 the World Ploughing Match was held on the property. This is a testament to the quality of the high-class soils and adds to the history of Abbotsford.

Abbotsford Farm offers a purchaser an excellent opportunity, as it is very suitable as a dairy support, an add-on to dairy platform, sheep- and beef-finishing, plus cropping.
