Big rise for nor-west homes

Many homes in north-west Auckland have seen a jump in value, according to new council valuation data.

The council released suburb-wide data for its 2017 rating valuations on November 16.

Across the region residentia­l property increased 46 per cent on average in the three years from the previous valuation in mid-2014 – but Helensvill­e homes increased 62 per cent.

Other places in the north-west had a large increase, with Kaukapakap­a up 62 per cent, and Kumeu¯ , Taupaki, Parakai and South Head up 69 per cent. WainuiWait­oki was up 102 per cent.

Closer to the city, Westgate was up 86 per cent and Whenuapai 74 per cent.

Lifestyle properties increased across the region by 57 per cent and rural properties by 35 per cent.

Not everywhere, however, has seen such large valuation jumps, with

Bethells Beach, within the Waita¯ kere Ranges Heritage Area, increasing only 35 per cent.

The new valuations, valid from July 1, 2017, would be used to work out the rates that properties should pay compared to each other.

Council valuations are also often used by buyers as a beginning indication of what a property may be worth.

All councils are required by law to revalue every property in their region every three years.

In Auckland 549,000 properties were revalued this year.

The average value of residentia­l property in Auckland is now $1,076,000.

That compares to an average valuation, back in 2014 at the council’s last valuation round, of about $581,040 according to John Bishop, Auckland Council’s treasurer of CCO governance and external partnershi­ps.

The council has confirmed a 46 per cent increase in its valuations for residentia­l property across Auckland as a whole. It was an average 30 per cent increase in the 2014 valuations, said the council’s principal valuer, Peter McKay.
