Revamp mixes living choices with leisure in the heart of city

- By Jo Ferris

Diversity is the spice of life; choice is the freedom for flexibility - elements this home offers, thanks to a clever renovation.

From the outside and first impressions, the house remains true to its Art Deco heritage. The hallmark curves and parapet walls hiding the roof, with a two-tone repaint. An earlier extension at the rear introduces a totally different look to the home, however – a feature which increases the diverse living options. A second living room in this part of the house could be anything – from a bedsit lounge, games room or workplace. Opening out to a sheltered deck, before stepping down to a courtyard patio and into the garden, it’s a lovely area to entertain, play and relax. A spa pool is an added bonus; in an inviting corner – with the spa sunk into the deck, screened with trellis for more intimacy and sheltered overhead to make a cosy invitation for soothing the muscles. The deck is all new – designed around outdoor relaxation, entertainment and year-round leisure.

Inside, the house has been treated to a revamp – original native timber flooring restored and polished in the main living areas. The kitchen is near new – crisp white cabinetry giving a natural contrast to the woodgrain flooring and bench tops. This family hub is all open plan to maximise space, with the kitchen serving the dining setting easily, before flowing through to the lounge. This is complemented with a heat pump in the dining area to enhance heating and cooling options.

Bedrooms are carpeted – a choice for three or four in this home.

All generous sizes, they cater for growing families who enjoy personalising their own spaces with extra items – be it furniture, work stations or playroom toys.

Thanks to the home’s era and large section, the house is embraced within mature grounds. Trees and garden borders envelop the home in a natural sense of seclusion - playground lawns offering ample room for the trampoline, swings and slide; space for the dog to romp around and cottage gardens that add to this property’s appeal. The big-tick feature for car lovers is the garaging. Room for five cars, plus a single carport and loads of off-street parking for visitors – the boat, or motorhome.

This location in Fairy Springs is right in the heart of Rotorua’s industrial business area – yet surprisingly, the home hides under the radar, thanks to the road link into this cul-de-sac. The sale conditions are interesting as well. Openn Negotiation is an online, transparent bidding system – currently underway, with the final stage starting on December 17 at 7.00pm – unless sold prior. For that to happen, buyers must be preregistered and qualified by Letterbox Realty. More spice to this property’s diverse presentation.
