Chic style with shared living, lake views and outdoor flow

- By Jo Ferris

Contemporary flair on Kawaha Point, with lovely views out across Lake Rotorua – this home has style and options written all over it. Two levels have been designed around sharing an entertaining lifestyle together – while enjoying some independence at the same time.

Downstairs, two bedrooms – one with a walk-in wardrobe - and a chic bathroom allow room for extended family; be it parents or grownup children. The powder room is separate for added conveniences – so teens would no doubt crave this downstairs suite for themselves. There’s a lounge to watch movies and kitchenette – no actual cooking facilities; but a microwave is all that’s needed here. Enhancing this area’s warm ambience, an aircon/ heat pump is a recent addition, which is comforting with winter on the way. Outdoor flow is taken care of as well – with a sheltered deck and garden corner to sun in peace. Obviously, the laundry and an internal garage are also on this level, while good storage keeps everything out of sight.

The gallery foyer features polished concrete flooring, plus a floating stairwell, with a glass balustrade. It’s a highlight aspect that links this lower level with family life upstairs. Two more spacious bedrooms on this second floor include an ensuite for the master bedroom and a powder room for guests. Living is open-plan to take full advantage of the elevated views around the lake. Contemporary styling downstairs is elegant, and upstairs goes to the next level with extra attention to detail and more expense outlaid where it counts.

A bespoke kitchen blends classic black and white – white cabinetry with black composite stone counters andadramatic black splashback. Complete with a butler’s pantry and high-end appliances, this is the drawcard to entertain in style. Either dining inside, relaxing outdoors on the wraparound balcony, or snuggling up around the gas fire, entertainment sits first and foremost with this home. Speakers in the ceiling and outdoors raise the bar for music in the background.

That’s not where the extra features end, however. The home features a retractable awning on the upper balcony, plus a full security/camera system, which is also operated via a mobile app. Landscaping follows a no-fuss approach to life. Hedging for privacy, artificial lawn and barbeque area enhance the backyard garden for the downstairs suite. Weekends here aren’t about gardening and pushing a mower. Raised beds and desert-style plantings around the rest of the property are also easy-care.

With sealed parking for the boat, motorhome and visitors, there’s plenty to like here. Kawaha Point is a sought-after area in Rotorua. Handy to the lakefront reserve and short drives to Ngongotaha village or the Skyline playground, with its luge and BMX trails, recreation abounds.
