Captivating Country Villa

-

Very rarely does real estate in Matamata offer its crown jewels. So when real estate agents Glenda O’Sullivan and Neville Jacques invited us to view the iconic Villa Walton in the historic village of Walton, we could hardly resist.

Our curiosity was well-rewarded. Located in a tranquil rural setting, with an outlook to the Kaimai Range, the captivating villa is set amidst landscaped gardens framed by majestic hundred year old kauri, copper beech and magnolias. Strategically located to Hobbiton, Cambridge, Te Aroha, Hamilton, Tauranga, Rotorua and Waitomo, the 1904 residence is more than an address – it is a slice of New Zealand history that offers a unique home, income and lifestyle opportunity.

Glenn Gairdner and his partner are the privileged custodians of Villa Walton. A few years ago, the couple sold their Auckland property and were looking to buy a character home with enough land to provide a relaxed lifestyle not too far from the big city. “We did not want to buy a farm, just enough land for a few farm animals and gardens to enjoy,” they say. “We wanted the property to provide an income and this award winning B&B has been perfect for this.”

As one of Matamata’s earliest properties, Villa Walton has been home to many families, with each generation adding their love and attention to the property, enhancing its classical architecture, romantic verandas and timeless style. There are many Victorian features in the villa including original tiled fireplaces, polished floors, leadlight windows and doors, and high ceilings. Brilliantly updated with modern facilities, it now delivers the best of 21st century living.

Positioned to capture all day sun, with amazing sunrises over the Kaimai Range and sunsets that sparkle over the surrounding farmland, the villa features four spacious ensuite bedrooms, and a gorgeous one-bedroom standalone cottage. Communal areas comprise a gracious sitting room and stylish dining area, a country-style kitchen and second informal living space. Multiple alfresco areas surrounding the villa enhance the home’s relaxed, country vibe.

Glenn and his partner have added their own stamp on the property. “We completed extensive renovations both internally and externally in 2018,” he points out. “We have also established multiple paddocks for the pet sheep and chickens along with a large barn and outbuildings.”

The good news for buyers and investors is that the award-winning B&B has an established clientele including wholesale agents, corporate businesses and comes with fantastic customer reviews. “We have developed a strong domestic market plus, we have made further investments into growing this market over the coming seasons,” says Glenn

Villa Walton is highly recommended for buyers seeking to escape to the country yet still want to stay in proximity to all major amenities. With a great home office and multiple outbuildings, the property is sorted for the work-from-home trend that is sweeping New Zealand post-pandemic. At the same time, considering the location and loyal clientele, it has the potential to offer a substantial income to anyone wanting to continue running the successful B&B in this popular tourist hub.

According to Glenn, among the many perks that come with ownership of Villa Walton, the most desirable one is the idyllic charm of the location. “Matamata is small enough to feel like a genuine Kiwi township yet it provides all the modern facilities and amenities required,” he says. “We have super friendly neighbours and the village has a real sense of community. We have been very lucky to live here and know that the next family will also enjoy living in this magnificent property.”
