26 MANGOREI ROAD, STRANDON

-

This deceptively quiet and spacious home is an easily maintained contemporary property. It would make the perfect home for a professional couple or busy retires or a small family, say current owners Craig and Nichaela.

Drive off the road and there’s plenty of parking in front of this very tidy property at 26 Mangorei Rd.

This location is central to many of the city’s best leisure spots such as the beautiful Te Henui Walkway which takes you down to East End and the Coastal

Walkway.

The house, built in 2004/5, is an attractive brick-andtile design.

Along the passageway and through the wide internal glass French doors is the open-plan living which is all north-facing, ensuring plenty of warm sunlight into the kitchen and dining area. The galley-style kitchen has all the latest fittings. There’s a wide island bench, wall oven and dishwasher.

There’s a surprise in store. Off the lounge are bi- fold doors allowing the lounge area to flow out on to a large enclosed deck. This allows for extra space for your alfresco dining and entertaining. It could have a many other uses, such as a children’s play area. The large deck is a special space in that it has been fitted with Vergola motorised overhead opening louvers giving the choice of either enjoying the sunlight or the stars - or closing it off in less favourable weather.

This space is also protected by vertical louvers on the western wall. “You can have it open, with the breeze coming through or have it closed, it’s fabulous

“Nichaela says

Off the deck is an outdoor patio surrounded by easy-care attractive stone-covered gardens and a tall fence giving privacy. “There are no lawns so it’s all easy care.

Follow the pavers around to the back of the house and there are several raised vege gardens and yet another surprise – an undercover super-sized eight- person spa pool. There’s space behind for a bar or table and chairs. The concrete wall, which is inside the property, is tall enough to ensure total privacy. There are also several well-established fruit trees including a lime, peach and lemon.

Back inside, the walls and carpet are a neutral colour all the way through while the windows are fitted with vertical blinds. Along the hallway, there is a versatile room with a wardrobe to the left, well suited as either an office, a single fourth bedroom, hobby room or nursery. The next bedroom is a double with a double wardrobe and pitched ceiling. The wide passage has a flued Rinnai gas heater to add comfort during chilly nights to the home.

Next is the bathroom which, like the ensuite and adjacent separate toilet, has cosy heated floor tiles. It has both a bath and shower, and heat lamps overhead. The hallway, opens up at this point to access the second double bedroom and the roomy master bedroom and its tiled ensuite. The master bedroom is set up for convenience, featuring a ceiling fan (ideal for those summer months) with a remote, plenty of power points and an aerial outlet for the TV. “All the windows on the Northgate side have been either fitted with hush glass or double-glazed,” Nichaela points out. “As a result, at the back of the house (where the office and two bedrooms are situated) you can hardly hear the hum of the traffic.” The remainder of the fully insulated house also has double-glazing.

The good-sized double garage has internal access, an automatic door, lots of built in shelves and also offers access to the undercover clothesline and spa pool area.

Should a family move in, they will find the location is central to three high schools (Girls’ High is just over the road) and primary schools. The commute to work be it north, south or the city is easy.

Fitzroy Village is so handy for local conveniences, and the location is ideal also for those that like to walk, with the walkway and beaches not far away. A café is just down the road and around the corner as are other shops.

This property makes for a great Lock and leave. Expression on Interest - Close 4.00pm, Thurs 16th November 2017 (unless SOLD prior) - GV $550,000
