Every now and again, a unique opportunit­y like this comes on to the property market. With the one purchase, you can buy a great three-bedroom home, a successful business and become a landlord!

What a package that is, for someone wanting to secure their future. Best of all, when you leave home to go to work in your new business, you need walk no more than five metres.

For more than 20 years, husband-and-wife team Gary and Colleen have worked hard to build this enviable lifestyle and now a new owner can enjoy the benefits of their labour.

The business, which is being offered as a going concern, is the Taranaki Paint Shop at 471 St Aubyn St. Next door is a hairdresse­r shop, which is leased until 2024. The house which Gary and Colleen own is behind the St Aubyn St building, at 14 Rainsford St.

The vendors have never been short of energy, and have added significan­t extensions to both properties; but as Gary says, ‘’We’re not getting any younger’’, and they are planning to retire.

They have subdivided the property so that the commercial and residentia­l properties both have their own titles.

Prospectiv­e buyers have the luxury of choice. They can continue to run the paint shop as a five-anda-half day business, and Gary is happy to show the ropes to any buyer; or they can change the business and do something entirely different with the premises, secure in the knowledge that there is a massive volume of traffic going past the door. There’s money to be made from this location. It’s on the fringe of the Moturoa Shopping centre and in former years was a dairy, and then a fish-and-chip shop. The low-maintenanc­e building was extended by Gary in 2016 and he says the hairdresse­rs are “perfect tenants’’.

Gary is an engineer by trade and his skills are evident when you look around the Rainsford St house. Before we go into any detail, it’s important to note that this is not a drive-by property. Appearance­s can be deceiving, and while this is a tidy, stylish property, the features hidden from the street are numerous and lift the property significan­tly. It’s also important to note that the rumbling from the heavy vehicles going along St Aubyn St is barely audible from the house. It may as well be a kilometre from that main road to the port.

The front deck leads on to a large conservato­ry which Colleen says is a real sun trap in summer, but has French doors and plenty of windows to allow a cooling breeze. Alternativ­ely, in winter it provides some much needed shelter. Inside, a large modern kitchen and open-plan lounge provide a great living space.

Naturally everything is meticulous. This is a house that’s had plenty of TLC. “The carpet’s only three years old and the lino’s only three weeks old,’’ says Colleen with a smile.

There are three bedrooms, two of which are large and spacious, but Colleen and Gary like natural light and all have had extra large windows added which create exactly the effect they wanted.

There’s another room which could be a fourth bedroom, a second lounge or an office. Again, that is a choice anyone buying the property will have the luxury of making.

There is a spa bath, a separate shower in the modern bathroom and a separate toilet. There’s also a laundry, a heat pump, and a pellet burner that keeps the house warm in winter, something Colleen says she’s loved over the years.
