Views, family space, rural peace

Seventeen years ago, 886 Mangorei Rd was just a couple of acres or so of bare pasture along the ridgeline here.

Today, there is still pasture, but it is wrapped around a comfortabl­e, spacious character home in an establishe­d landscaped setting, lovingly developed and detailed by owners Wayne and Sherryn.

It’s the vision they had for this setting when they moved their young family from town to country. ‘‘We wanted to give our girls the opportunit­y to have animals,’’ Wayne says.

And animals they have had: chickens, rabbits, pet goats. Current residents are two kunekune pigs and two miniature ponies.

In 2001, land in a location such as this was rare.

‘‘There were not many pieces of land around and we were fortunate to find this,’’ Wayne recalls.

‘‘The Mangorei Rd-Baker Rd area is handy to town and, with the views and everything else, this suited the lifestyle we wanted.’’

Eyecatchin­g views include pleasing valley views immediatel­y below the property, and Paritutu Rock and the former power-station chimney on the horizon.

Wayne says Yarrow Stadium lights stand out at evening games; the occasional gas flare at Motunui is another beacon in the darkness; and city lights add their sprinkle of brightness across the nightscape.

A sea horizon draws the eye, and Wayne points out what looks like a tanker on a slice of blue water between distant trees.

The profile of the land was also appealing: flat back from the road with a nice roll-off to another portion of flat land gradually sloping to the north.

They chose the position for their new home carefully: in the centre of the property with paddocks each side and across the front, and set back from the road a little to allow a buffer of plantings. A driveway curves into the property through shrubs and trees, providing extra privacy.

When you consider this property was once bare pasture, the landscapin­g is all the more impressive.

There are many places to sit and read or ponder your day, sheltered and summershad­ed by now-mature trees and shrubs. Wayne particular­ly enjoys the peaceful seat in the lower garden where he can look down the valley – a guaranteed view as this property can never be built out.

There’s another spot to the western side of the house, where they had a spa pool in a paved, fenced setting; the power supply is still there if new owners want the luxury of a soothing outdoor soak under the stars.

More outdoor power points in the garden are convenient­ly placed for maintenanc­e equipment or to power outdoor lighting.

The house is the piece de resistance of this property, its board-and-batten presentati­on sitting easily in the surroundin­gs.

While it was built in 2002, its sense of character and detail suggests it could have been here much longer. That’s what Wayne and Sherryn wanted, and they included recycled and custom-crafted items to enhance that feeling.

A visit starts at the end of the drive way with a wide concrete-and-seal parking and turning space that circles a garden feature with two melia trees.

The front door is a colourful portal, with brightly coloured glazing in the solid timber.

There’s more colour just inside in the recycled leadlight panels in the part wall between the kitchen and lounge. New leadlights were crafted in the same design for the door that opens into the hallway.

Windows and exterior doors also have character; strips of small squares along the top edges add a colonial-style look.

Rimu floorboard­s in the open-plan kitchen-dining-family area add richness to the decor. Dark-coloured carpet flows across the adjacent lounge floor and up the hallway into the bedrooms.

More character detail crafted inside complement­s the rustic exterior: vertical tongue-and-groove walls in the dining and family area with more of the vertical finish as a half-lining up the hallway and in the large rumpus room created from the original integrated double garage.

‘‘We considered converting the rumpus into an AirBnB due to the high demand for accommodat­ion in New Plymouth,’’ Sherryn says. New owners could also consider that option.

Along the hallway are three double bedrooms with a spacious office near the foyer entry that could become a single bedroom. The master bedroom boasts the requisite walk-in wardrobe and ensuite, and a door to the verandah deck along the sunny north face. The ensuite’s magic view down the valley to the sea horizon can even be enjoyed in privacy from the shower.

As well as a door from the hallway, the back bedroom has another access into the generous laundry and from there out to the covered back-door porch.

It’s a comfortabl­e home, Sherryn says, with a heat pump in the rumpus room and a wood burner in the lounge that share its heat with the bedrooms via a heat-transfer system. When the sun is out, it is naturally warm. ‘‘We catch all-day sun, from sunrise to sunset.’’

Sheds are an important advantage to a lifestyle property, and this place has plenty of storage, including a separate double garage, the large red shed that was already here and an open-bay implement shed.
