QUICK LOOK
A compact section at 7 Lyn St in New Plymouth shouldn’t preclude a family from enjoying this beautifully presented, threebedroom bungalow.
Just metres away from the fenced front yard is the top access to Lynmouth Park, giving this property a huge de facto back yard, complete with a fully equipped children’s playground.
You could play football here, run a marathon of circuits, fly a kite, even. And it requires no maintenance, with the district council taking care of that!
There’s no immediate maintenance to worry about in the 1930s-built weatherboard home, either. Owner Dave has just completed a major refurbishment that has fully refreshed the home inside and out, and involved rewiring and replumbing work.
That’s quickly appreciated on a visit to the property.
Improvements here begin with the new slatted fence enclosing the front yard, providing shelter and privacy. Step through the gate and you find a new timber deck reaching out from the bungalow’s dining-kitchen room.
Harcourts consultant Zay Griffith and Dave are both sitting in deck chairs out here in the sun, illustrating just how relaxing life here can be. This is the potential Dave saw when he took on this project.
Zay is impressed with what he has done and says it will now appeal to a wide range of prospective buyers.
Outside, she points out the house has been completely repainted in an appealing mix of greys and white. A new roof keeps it weatherproof and aluminium joinery minimises maintenance.
Moving inside, Dave reveals how well this 100sqm home has been transformed. Several rooms changed purpose during the work to create a three-bedroom home from the original two-bedroom cottage.
It now presents an easy, natural flow between the spaces and offers a light-filled and airy environment.
A new kitchen and dining room at the front of the house is spacious and bright. The white-and-black-themed kitchen is well specified, with plenty of cupboards and bench space. Timber-finished vinyl planking adds a warm touch underfoot.
There’s a pleasing alignment of kitchen and dining area through the sliding door to that sunny deck. The option of alfresco dining gets a prompt tick here.
The kitchen is also open through to the lounge where a gas heater sits on the original brick fireplace; the bricks are now painted white to complement the light, appealing decor throughout the house. Overhead are the original battened plaster ceilings.
On the other side of the front hallway is a generous double bedroom with the bonus of a large walk-in wardrobe that Dave has completed with a fitted shelving-anddrawer system.
Two more bedrooms, the family bathroom, a second separate toilet, and separate laundry are located in the back half of the house. There’s useful linen storage in the space freed up in the former hot-water cupboard following the

The back door opens out to a covered porch with a door that accesses the fenced of an
Infinity gas hot-water side path down to the front yard. The fencing makes this property secure for children and pets.
A single garage is located behind the house and offers pleasing off-street security.
The location appealed to Dave when he took on this refurbishment project.
‘‘It’s a nice area, with Lynmouth Park below. You can walk through the park and down Calvert Rd to get on to the Coastal Walkway.’’
Proximity to Taranaki Base Hospital is also excellent, says Zay. The area is obviously popular with medical staff there as they are often seen walking home in their hospital ‘scrubs’.
The home would suit many different buyers, she says, from a young family, to a young couple, or older retirees, she suggests.
‘‘Location counts for so much, and having the park there would suit a small family, but even grandparents would find it useful when grandchildren visit.’’
Many first homes at around $400,000 need a lot of work done, Zay notes.
‘‘For a little more, this is as-new and its buyers can move right in and enjoy it immediately.’’
