Spacious Wadestown character has it all

TENDERS CLOSE on Thursday for a spacious character home in Wadestown that’s been renovated and extended to offer functional­ity and flexibilit­y with flair.

The versatile two-storey house, at 14 Margaret St, can be configured for four to six bedrooms, with extra living areas and a study as required.

Built in the 1890s, as a threebedro­om cottage, it occupies a 607-square-metre section with a double garage and is for sale for the first time in 26 years.

Baubre Murray and Martin Dowse bought what was then a single-level home because of its location.

‘‘It was flat, sunny and close to all of Wadestown’s facilities,’’ Murray says.

Major renovation­s in 1993 and 2003 strengthen­ed and extended the 150sqm dwelling to 210sqm; all the services were upgraded, insulation and ducted central heating added, the interior discreetly modernised to complement the original character, and the front door relocated to face the street.

Last year the kitchen was renovated and this year one of the three bathrooms was remodelled.

The house’s impeccable presentati­on is matched by its charming grounds, with landscaped lawn and garden at the front and on the western side, and a large, concreted, north-facing al fresco area at the rear that’s sheltered from the southerly.

The stained glass front door of the weatherboa­rd-and-galvanised­iron dwelling opens into a wide hall with an arch, the first of the bedrooms to the left and a large study to the right.

The bedroom has French doors to the wrap-around veranda while the first of the bathrooms – stand-alone bath, shower, toilet, vanity – adjoins the study.

The spacious living/dining areas have French doors to decking and are open-plan with the stylish kitchen, which was designed to allow Murray and Dowse to prepare meals while watching over their children inside or out.

Chattels include a Miele oven and dishwasher, five-burner hob, integrated rangehood, and twin sinks.

A separate laundry adjoins the kitchen while an open fireplace and polished floorboard­s distinguis­h the living/dining areas.

There’s also a small lounge with a brick, non-working fireplace, bay windows and doors to the wraparound veranda.

A staircase with a feature stained glass window leads to the bedrooms.

The main bedroom offers a stunning view over suburbia and bush to the harbour, opens to a balcony and has a walk-through dressing room to an ensuite.

Another bedroom is large enough to be an upstairs lounge and the main bathroom has a shower cabinet, vanity and toilet.
