Sun adds boost to Strathmore Park sale

ASTRATHMOR­E PARK home that stood out for its location, sun and style has been auctioned for $325,000 above its rateable value.

The property, at 30 Bentinck Ave, had a rateable value of $590,000 and sold for $915,000.

‘‘This superbly configured family home was ideal for everyone to relax in and still had potential to further enhance,’’ says Glenis Tilyard, of Harcourts, who marketed it with her husband, Ralph.

Built in the 1930s, the 120-square-metre dwelling was on a 506sqm section with a sheltered garden.

It had three bedrooms with built-in wardrobes, a modern bathroom, formal living and dining, eat-in kitchen, French doors to a sunny deck, ornate plaster ceilings and other character features.

‘‘It was a family gem in a sought-after neighbourh­ood on the flat with great sun handy to cafes, beaches and Scots College,’’ Tilyard says. AN INVESTMENT property with four units in Titahi Bay has been auctioned for $150,000 above its rateable value.

The property, at 5 Bay Drive, had a rateable value of $600,000 and sold for $750,000.

It comprised a two-bedroom cottage and three one-bedroom units that returned a combined weekly rental of $1070.

‘‘They were in a premium location on an 843-square-metre unit, within walking distance of the beach, public transport, shops and a reserve,’’ Gavin Faulke, of Harcourts, says.

‘‘With potential to add value overtime to each of the units, these were the perfect earners for an astute investor.’’ A PARAPARAUM­U BEACH home that belied its lack of street appeal has been auctioned for $370,000.

The property, at 42C Maclean St, dated to the 1950s and had a rateable value of $305,000.

Doug Palmer, of Harcourts, says the ‘‘1950s gem’’ was more appealing than it looked from the road.

‘‘It wasn’t until you walked up the drive and stepped inside that you appreciate­d its quality, character and size.’’

The 130sqm dwelling had three spacious bedrooms, two living areas, a modernised bathroom and native timber floors and was on a sunny, fenced, private section.

It had a one-third share in 971sqm and was less than a minute from the beach, shops and golf course. A WAIKANAE townhouse that was marketed to retirees and investors has been auctioned for $317,000.

The property, at 84 Elizabeth St, had a rateable value of $250,000.

‘‘It was a tidy two-bedroom townhouse that captured most of the day’s sun and was within a short stroll of Waikanae’s amenities and train station,’’ Ray Marshall, of Harcourts, says.

The 110sqm dwelling was built in the 1970s and had a half share in an 809sqm section. A LARGE four-bedroom Palmerston North home with a rateable value of $395,000 has been auctioned for $480,000.

The 230sqm Highbury house, at 1 Rothesay Place, was built in the 1990s on a 752sqm section with an in-ground saltwater pool.

Arend Renting, of Harcourts, says it was spacious and just a short walk from the Mangaone Stream Pathway, the playground and public transport.
