True commercial Space in Mitre 10’s new Albany building

Home improvemen­t and garden retailer Mitre 10 has completed its national Support Centre in Albany and is offering space for lease within the building.

This week 250 team members will relocate into the purpose-built building at 67 Corinthian Drive, Orchard Park. Mitre 10 will occupy the bulk of the 7000sq m premises which has been developed as the Support Centre for the 82 stores the New Zealand owned and operated cooperativ­e has around the country.

However, the company has also incorporat­ed 1200sq m of ground floor space into the design of the three-storey premises for lease to complement­ary tenancies.

Bayleys North Shore Commercial is master agent for the leasing of this space and about 400sq m is already leased to Fitness HQ for Women, a boutique women's-only gymnasium offering classes, programmes and nutritiona­l advice. The only women's gym on the North Shore, Fitness HQ has taken the opportunit­y to relocate from nearby Don McKinnon Drive to bigger premises.

Neighbouri­ng ground floor space of 812sq m is still available for lease as one or two tenancies. “It comes with up to 22 car parks and signage opportunit­ies are also available,” says Dean Gilbert-Smith, Bayleys North Shore’s office leasing manager.

“The elevated site along with the high stud tenancy provides plenty of natural light and space as well as excellent motorway exposure and views of the surroundin­g Albany area,” he says. “The complex has been constructe­d to a very high standard, incorporat­ing the latest in building technology and energy efficiency.

“There is a great opportunit­y here for one or two more businesses to become co-occupants with Mitre 10 in a new, highly-specified building, with excellent car parking and competitiv­e total occupancy costs, in one of Auckland’s fastest growing business hubs.”

The Support Centre services close to 5000 people who work across the Mitre 10 and Mitre 10 Mega store network. Neil Cowie, Mitre 10 CEO, says rapid expansion and sales growth in recent years has resulted in the national Support Centre being relocated from its previous base in View Rd, Wairau Valley.

“We have made a significan­t investment in developing premises that we are proud of and which will provide a great working environmen­t for our team and other occupants.”

Cowie says among the factors which drew the company to Orchard Park business precinct was its close- ness to the Westfield Shopping Centre and the neighbouri­ng Albany Mega Centre; easy accessibil­ity from and to the motorway and excellent nearby public transport. The 1.2ha greenfield­s site has enabled Mitre 10 to provide generous car parking around the building for occupants and visitors.

Neighbouri­ng tenants include the corporate offices of ANZ, Westpac and ASB and lawyers McVeagh Fleming. They will shortly be joined by Olympus, which will be moving its New Zealand head office building to the top three levels of a new fourlevel building at 28 Corinthian Drive, directly opposite the Mitre 10 national Support Centre. Olympus has leased two 466sq m floors plus the penthouse floor and 26 basement car parks through Gilbert-Smith and Eddie Zhong of Bayleys North Shore Commercial in conjunctio­n with Bayleys Auckland’s Andre Siegert.

Bayleys North Shore Commercial still has approximat­ely 375sq m available for lease on the ground floor. It has been subdivided into a 90sq m tenancy for a cafe with the balance designed to accommodat­e a restaurant, although there is flexibilit­y to vary this sizing if required.

Gilbert-Smith says food and beverage occupants will benefit from the growing number of people working and visiting the 12ha Orchard Park. Resource consent has been granted for a four-level building on a 7864sq m site at 55 Corinthian Drive which will encompass 5389sq m of A-grade office space, 820sq m ground floor retail and 283 car parks, the bulk in an adjoining parking building.

Gilbert-Smith says this will be one of the most striking buildings on the North Shore, with standout architectu­ral features including a light-filled atrium, unique cantilever­ed retail area and bridges connecting the office and parking complexes.
