Celebrated boatyard for sale

The land, buildings and business sustaining one of New Zealand’s leading boatyards is for sale. The 4.4ha property at 10-12 Fraser St, Port Whangarei, Northland, is occupied by Norsand Boatyard, generating annual rental income of $110,300.

Both the property and the business are being marketed for sale by tender by Bayleys North Shore Commercial, with tenders closing on December 7.

Bayleys sales agent Ranjan Unka says potential buyers could retain and run the boatyard business.

Norsand Boatyard is well-known in local and internatio­nal boating circles for boat repairs, rigging and refits. Its service staff includes boat builders, painters, engineers, welders, labourers and experts in fibreglass and osmosis repairs.

The company specialise­s in multihull vessels and has a custom-built hydraulic trailer capable of lifting a 40-tonne multi-hull up to 1.5m if required. Heavier commercial catamarans up to 120 tonnes in weight are hauled on a convention­al railway.

The closed yard has hard stand provision for more than 120 yachts and boasts a concrete slipway that has a capacity for vessels up to 120 tonnes in weight and with beams of up to 11m in height.

The property is 1.5km from the centre of Whangarei at the end of a cul-de-sac and with a rural outlook across the river.

It comprises 2.26ha of freehold land and 2.14ha of leasehold land with potential freehold available. The buildings are situated on both freehold and leasehold land — 800sq m and 440sq m respective­ly.

The main building on the site houses a half-round workshop, office space, a commercial laundry, storage and toilet amenities and a small shop. The area is mixed use heavy industrial, with neighbouri­ng businesses mostly marine and engineerin­grelated.

“Whangarei’s commercial and industrial property market is well positioned for future growth, ” Unka says. “Longer term benefits will flow from the planned upgrades to SH 1.”
