AWaikato freehold unittitled property housing a popular cafe and opposite a tourist attraction on State Highway 1 at Tirau, about 50km southeast of Hamilton, is for sale.

“The Twisted Cafe is across the road from the landmark corrugated dog and sheep buildings,” says Rebecca Bruce of Bayleys Hamilton who, with colleague Jason Kong, is marketing the 140sq m property at 42-46 Main Rd (which doubles as SH1) for sale by auction at 11am on Thursday September 20.

Featured in Bayleys’ latest Total Property portfolio magazine, the Twisted Cafe is on a lease running through to 2020 which generates net annual rent of $21,600 plus GST.

Bruce says the property is immediatel­y adjacent to a motel, and customers patronisin­g the cafe have substantia­l parking options on both sides of Main Rd directly outside the front door and lawn area.

She says the Twisted Cafe also benefits from significan­t foot traffic stopping to use the amenities housed within the famous corrugated iron structures across the road — including the regional tourist informatio­n centre and public toilets.

“As a ‘stop-off’ on one of the main routes linking Auckland, Hamilton and Tauranga along the country’s main highway, Tirau which is known for its corrugated iron artwork, sits on a strategic junction.

“The Twisted Cafe building was built in an attractive colonial cottage replica style with a main central structure and adjunct extensions on either side. It contains dining space for customers on one side, along with some outdoor tables, and bathroom amenities on the other.

“The Cambridge Expressway which opened at the end of 2015 had a positive economic impact on Tirau by increasing vehicle and foot traffic

volumes through the township.”

Bruce says the Twisted Cafe premises has been well maintained, both inside and out, throughout its life — which has benefited the tenants by making the building attractive to visitors.

“The land on which the Twisted Cafe sits is unit titled with the neighbouri­ng motel,” she says.
