Superbly situated city fringe site

Atwo-level building housing a GMP-certified medical laboratory and offices is for sale with vacant possession or with a short-to-medium leaseback in the Auckland city fringe suburb of Eden Terrace, between Upper Queen St and Symonds St.

General constructi­on comprises concrete floors; reinforced concrete beams and column frame; concrete block infilled walls; plasterboa­rd and glass partitione­d internal walls; aluminium joinery and Longrun steel roofing.

Paterson says the property benefits from being zoned Mixed Use under the Auckland Unitary Plan and from being close to the Auckland CBD.

“It’s also within the grammar zone, a short distance from Newmarket and Ponsonby, has regular public transport services.

“Good motorway access is available to the western motorway via the Newton Road onramp and to the southern motorway via the Khyber Pass ramp.”

He says the Unitary Plan provides for greater inner-city density as permitted by the Mixed Use zoning.
