Industrial units on market in Albany

Units within a new warehouse and office industrial complex, being built by the North Shore-owned and operated Matvin Group, are now available by pre-sale in the heart of Albany.

“The developmen­t comprises a total of 41 different-sized mixed-use units on a freehold unit title basis,” says Brian Paulin of Barfoot & Thompson North Shore Commercial, who is marketing the units at 3-5 Oracle Drive.

“The estimated completion date of the project is August next year and 45 per cent of the units have already been sold with premarketi­ng,” Paulin says. “With a significan­t shortage of new and low-maintenanc­e industrial stock across the North Shore area, the purchase of these units represents an astute long term capital investment opportunit­y for owner-occupiers or investors.”

He says the units are located in an area more towards Albany’s retail district, where there is a lack of small, quality industrial units.

“Having experience­d almost continuous growth over the last 20 years, Albany shows no signs of slowing down and opportunit­ies for new developmen­ts are becoming harder to find.”

He says the following limited selection of units is on offer:

eight commercial units — sized 108sq m to 225sq m with glazed store fronts and road frontage positions;

25 office/warehouse units — sized 118sq m to 330sq m, comprising highstud warehouse space with the option to add a full-length or rear firstfloor office level; and

eight warehouse storage units — sized 90sq m to 118sq m with medium stud height and roller doors.

“The front of each unit has assigned car parks plus allocated loading areas,” Paulin says. “The units are superbly located on a corner site on the Oracle Drive section of the Orchard Park precinct, which constitute­s a new Albany Northern Motorway Business Park.”

Oracle Drive is off Corinthian Drive — housing the commercial hub of Albany — which in recent years, has seen an increase in national and internatio­nal brands take up a presence in the area. It is also close to main arterial routes both north and south, with handy access to the Albany industrial precinct and to a large residentia­l catchment of skilled workers and customers.

The property itself, benefits from being close to two motorway access points at Greville Rd and Oteha Valley Rd.

Paulin says the purchase of a unit requires a 10 per cent deposit with the balance payable upon completion around August 2019. Examples of asking prices are: units numbered 5/3 to 10/3 of 90sq m with one car park for $450,000;

unit 11/3 of 118.8sq m with two car parks for $564,300;

unit 12/3 of 141.3sq m with a 101.2sq m warehouse area and 40.1sq m of mezzanine space and two car parks for $646,250;

unit 15/3 totalling 137.6sq m made up of 99sq m of warehouse area and a 38.6sq m mezzanine level and one car park for $606,925;

units 20/3 and 21/3 of 171.6sq m with warehouse areas of 121.5sq m and 50.1sq m; and both with one car park for $741,500 each;

units 2/5 to 4/5 and 7/5 of 108sq m with two car parks each for $729,000; and

unit 8/5 of 225.4sq m with four car parks for $1,359,000.

He says units may be combined into larger units. “For the past 15 years, Matvin has built a reputation on designing and constructi­ng buildings with attention to detail, and using high-quality materials and constructi­on methods.”

The overall constructi­on of the Oracle Drive units includes reinforced concrete foundation­s and floors; reinforced precast concrete panel walls; Zincalume long-run metal cladding; timber-framed internal walls and mezzanines with plasterboa­rd linings; and Zincalume long-run steel-framed roof structures.
