Warm, stylish and energy efficient too

TENDERS CLOSE on March 19 for a Canadian-style home in Crofton Downs that’s as energy-efficient as it is warm and versatile.

The four-bedroom house, at 23 Winston St, was built in 2009/10 and has a pine weatherboa­rd exterior with a Colorsteel roof and was specified to withstand a Canadian winter.

‘‘This is not your standard Kiwi house,’’ says Tania O’Connor, of Leaders, who’s marketing it with Paula Watkins.

‘‘The constructi­on was top quality to maximise passive solar heating and its level of insulation exceeds the standard.

‘‘All windows are doubleglaz­ed with argon inserts, low-E coating and insect screens.

‘‘It has a ducted heat pump for central heating and airconditi­oning. The vendors maintain a daily temperatur­e of 21 degrees for each room yet their power bills average only $200 a month.’’

Designed by eehnz (Energy Efficient Homes NZ) and built by NorthFace Constructi­on, of Waikanae, the 181-square-metre house is on an 855sqm section with landscaped, walk-down access and views to the Orongorong­os.

‘‘The owners chose this site because it had lots of space with mature trees and year-round sun,’’ Ms O’Connor says.

‘‘The house also has loads of space. There are four bedrooms, three bathrooms, two living areas and a study but could be configured as a six-bedroom house with one living area if preferred.’’

The open-plan living/dining room has a double-height stud with floor to ceiling glazing, skylights, inwall speakers and sliding doors to a deck that extends along the northeast side of the house.

The deck also can be accessed from the main bedroom, which has a tiled ensuite with underfloor heating, and another bedroom that’s one of two in a wing adjoining the living/dining area.

Also in this wing is a bathroom with a shower over bath, vanity, toilet and hideaway laundry.

The kitchen steps off the living/dining areas and includes a 90cm Smeg oven, double DishDrawer dishwasher, and a double-door fridge-freezer.

Upstairs are the fourth bedroom (with ensuite), a media room, a study and a walk-in linen cupboard.

‘‘This is a versatile, energyeffi­cient family home with a warm and dry atmosphere,’’ Ms Watkins says. ‘‘It has many nice touches, from bamboo flooring and timber venetian blinds to a cat5 Ethernet network and excellent storage. It is near the train station, shops and Crofton Downs School.’’

The property has a rateable value of $685,000.
